I.Introduction

ThisTenancyAgreement(the"Agreement")ismadeandenteredintoasof[date]byandbetween[Landlord'sname],a[nationality]individualwithanaddressat[Landlord'saddress](the"Landlord")and[Tenant'sname],a[nationality]individualwithanaddressat[Tenant'saddress](the"Tenant").

II.Premises

1.LeasedProperty

-TheLandlordherebyleasestotheTenantthepremiseslocatedat[propertyaddress],hereinafterreferredtoasthe"Premises".ThePremisesinclude[describeanyspecificfeaturessuchasrooms,area,etc.].

2.UseofPremises

-TheTenantshallusethePremisessolelyforresidentialpurposesandshallnotusethePremisesforanyothermercialorillegalactivities.

III.Term

1.CommencementDate

-Thetermofthistenancyshallmenceon[startdate]andexpireon[enddate],unlessterminatedearlierinaccordancewiththeprovisionsofthisAgreement.

2.RenewalOption

-Attheexpirationoftheinitialterm,theTenantshallhavetheoptiontorenewthistenancyforanadditional[renewalperiod]uponwrittennoticetotheLandlordgivenatleast[numberofdays]priortotheexpirationoftheinitialterm.ThetermsandconditionsoftherenewalshallbesubstantiallythesameasthoseofthisAgreement,exceptasotherwisemutuallyagreeduponbytheLandlordandtheTenant.

IV.Rent

1.AmountandPaymentSchedule

-TheTenantshallpaytotheLandlordamonthlyrentof[amountincurrency].Rentshallbepayableinadvanceonorbeforethe[duedate]ofeachmonth.

-Thefirstmonth'srent,alongwithasecuritydepositof[amountincurrency],shallbepaidbytheTenantuponexecutionofthisAgreement.

2.RentAdjustment

-Therentmaybeadjustedonceevery[adjustmentperiod]inaccordancewiththechangesinthemarketconditionsorotherrelevantfactors.TheLandlordshallgivetheTenantwrittennoticeofanyrentadjustmentatleast[numberofdays]priortotheeffectivedateoftheadjustment.

V.SecurityDeposit

1.DepositAmount

-TheTenanthaspaidasecuritydepositof[amountincurrency]totheLandlorduponsigningthisAgreement.

2.PurposeofDeposit

-ThesecuritydepositisintendedtocoveranydamagestothePremises,unpaidrent,orotherliabilitiesoftheTenantunderthisAgreement.

3.ReturnofDeposit

-Upontheexpirationofthistenancyorearlierterminationinaccordancewiththetermshereof,andaftertheTenanthasvacatedthePremisesingoodcondition,paidallrentandotheramountsdue,andsatisfiedallitsobligationsunderthisAgreement,theLandlordshallreturnthesecuritydeposittotheTenantwithin[numberofdays].AnydeductionsfromthesecuritydepositshallbeitemizedandexplainedtotheTenantinwriting.

VI.UtilitiesandServices

1.Utilities

-TheTenantshallberesponsibleforpayingforallutilitiesconsumedduringthetenancy,includingbutnotlimitedtoelectricity,water,gas,andtelephonecharges.

2.Services

-TheLandlordshallensurethatthePremisesaremaintainedinahabitableconditionandshallberesponsibleforanynecessaryrepairstothestructure,roof,plumbing,andelectricalsystems,exceptfordamagescausedbytheTenant'snegligenceormisuse.

-TheLandlordshallalsoprovide[describeanyotherservicessuchasgarbagecollection,maintenanceofmonareas,etc.].

VII.MaintenanceandRepairs

1.Tenant'sObligation

-TheTenantshalltakegoodcareofthePremisesandshallnotcauseanyunnecessarydamage.IncaseofanyminordamagecausedbytheTenant,theTenantshallrepairitpromptlyatitsownexpense.

2.Landlord'sObligation

-TheLandlordshallrespondtotheTenant'srequestsforrepairsinatimelymanner.FormajorrepairsthataretheresponsibilityoftheLandlord,theLandlordshallmakethenecessaryarrangementstopletetherepairsassoonaspossiblewithoutcausingsignificantinconveniencetotheTenant.

VIII.AlterationsandAdditions

1.Restrictions

-TheTenantshallnotmakeanyalterations,additions,orimprovementstothePremiseswithoutthepriorwrittenconsentoftheLandlord.

2.RemovalofAlterations

-IftheTenantispermittedtomakealterations,upontheexpirationorterminationofthistenancy,theTenantshall,atitsownexpense,removeanysuchalterationsandrestorethePremisestoitsoriginalcondition,unlessotherwiseagreeduponbytheLandlord.

IX.SublettingandAssignment

1.Prohibition

-TheTenantshallnotsubletthewholeoranypartofthePremisesorassignthistenancywithoutthepriorwrittenconsentoftheLandlord.

2.Exceptions

-Incaseofemergencyorotherspecialcircumstances,theTenantmaysubletorassignthistenancytemporarilywiththepriornoticetotheLandlord,providedthattheTenantremainsultimatelyresponsiblefortheperformanceofallobligationsunderthisAgreement.

X.Termination

1.ByAgreement

-ThistenancymaybeterminatedbymutualwrittenagreementoftheLandlordandtheTenant.

2.ByNotice

-Eitherpartymayterminatethistenancybygivingwrittennoticetotheotherpartyinaccordancewiththefollowingprovisions:

-TheLandlordmayterminatethistenancyimmediatelyiftheTenantfailstopayrentorotheramountsduewithin[numberofdays]aftertheduedate,oriftheTenantbreachesanymaterialprovisionofthisAgreementandfailstocuresuchbreachwithin[numberofdays]afterreceivingwrittennoticefromtheLandlord.

-TheTenantmayterminatethistenancybygiving[numberofdays]writtennoticetotheLandlord,providedthattheTenanthasnooutstandingrentorotherobligationsunderthisAgreement.

3.EarlyTerminationPenalty

-IncaseofearlyterminationbytheTenantwithoutvalidreasons,theTenantshallbeliabletopaytheLandlordapenaltyequivalentto[amountorpercentage]oftheremainingrentfortheunexpiredtermofthistenancy.

XI.Default

1.TenantDefault

-IftheTenantdefaultsinthepaymentofrentorotheramountsdue,orbreachesanyotherprovisionofthisAgreement,theLandlordshallhavetherighttotakethefollowingactions:

-Demandimmediatepaymentofalloutstandingamounts.

-TerminatethistenancyinaccordancewiththeprovisionsofthisAgreement.

-SuetheTenantfordamagesandanyotherlossessufferedasaresultofthedefault.

2.LandlordDefault

-IftheLandlordfailstoperformitsobligationsunderthisAgreement,suchasprovidingnecessaryrepairsinatimelymanner,theTenantshallhavetherighttogivewrittennoticetotheLandlordtocurethedefaultwithin[numberofdays].IftheLandlordfailstodoso,theTenantmaytakeappropriatemeasuresatitsownexpenseanddeducttherelevantcostsfromtherent,orterminatethistenancyandclaimdamagesfromtheLandlord.

XII.Insurance

1.Tenant'sInsurance

-TheTenantshallobtainandmaintainduringthetermofthistenancyinsurancepoliciescoveringthePremisesanditscontentsagainstfire,theft,andotherrisks.TheTenantshallprovidetheLandlordwithacopyoftheinsurancepolicyuponrequest.

2.Landlord'sInsurance

-TheLandlordshallobtainandmaintaininsuranceonthebuildingstructureandothermonareasrelatedtothePremises.

XIII.DisputeResolution

1.Negotiation

-IncaseofanydisputearisingoutoforinconnectionwiththisAgreement,thepartiesshallfirstattempttoresolvethedisputethroughfriendlynegotiation.

2.ArbitrationorLitigation

-Ifthenegotiationfails,thepartiesmaychoosetoresolvethedisputeeitherbyarbitrationinaccordancewiththerulesof[arbitrationinstitution]orbylitigationinthe[courtjurisdiction].

XIV.Miscellaneous

1.EntireAgreement

-ThisAgreementconstitutestheentireagreementbetweenthepartieswithrespecttothesubjectmatterhereofandsupersedesallprioragreementsandunderstandings,oralorwritten,relatingtothesame.

2.Amendments

-Noamendment,modification,orwaive
