14、orGeneralManagerPART2FITTING-OUTGUIDEPART2FITTING-OUTGUIDE2.1Handing-overofPremisesUponcompletionofthesigningofAssignmentandpaymentofmanagementfees,anotificationletterofpremisestaking-overandrequirementofpremisestaking-overwillbeissuedbytheDeveloper'sleasingsector.Keysofthepremisesarethenallocat
15、edbytheHongKongNewWorldManagementOfficeonproductionofleasingsectornotificationletterataspecificdatewhichshallbenotifiedinwritingbytheRegisteredOwner/Tenantundernormalcircumstances.Anofficialcompanyseal/chopmustbebroughtinwhiletakingoverthepremises.Onreceiptofthekeys,youwillbeaccompaniedbyourmanageme
16、ntstafftoinspectontheconditionoftheprovidedfixtureandfittings,whicharereadytobetakenoverinthepremises.SubjecttotheprovisionoftheDeedofMutualCovenantandManagementAgreement,owners/tenantsareresponsiblefortheup-keeping,includingmaintenanceandrepair,ofalltheitemshandedover.Ifyouappointyouragentorreprese
17、ntativetotakeoverthepremises,anauthorizationlettermustbepresentedtotheManagementOffice.2.2 Owner/TenantContactInformationOwner/Tenantshallcompleteandreturnacontactinformationformupontakingoverthepremiseswhichwillbeusedforthepurposeofday-to-daycommunicationandemergencycontact.2.3 Fitting-outWorksbyOw
18、ner/TenantTheowners/tenantsareresponsibleattheirownexpensesforallfitting-outwords,includingalterationsoradditionstotheDevelopersprovidedfittingsorfixtures,withinthepremises.Itisfortheowner's/tenants'benefittosubmitplansbeforetheintendingdateofhand-over,whichshallPART2FITTING-OUTGUIDEbenotifi
19、edinwritingbytheManagementOffice.Theseowners/tenantsareadvisedtoappointaprofessionaldesignerforthedesignandconstructionofthepremises,ifnecessary,toprepareplansanddrawingsforsubmissiontotheManagementOfficeforapprovalassoonaspossible.AllthealterationofconstructionconcerningtheElectricityEngineeringwil
20、lbearrangedbythecontractornominatedbytheDeveloperwhiletheadditionalchargeswillbeattenants'expenses.Fitting-outworks,includingtheremovalofanyDeveloperfixturesorfittings,shouldNOTbecarriedoutbeforeapprovalisobtainedfromtheManagementOffice.2.3.1ApprovalofFitting-outPlansOwners/Tenantsmustsubmitthef
21、itting-outplanstotheManagementOfficeforwrittenapprovalpriortothecommencementofanyfitting-outworks.Thefollowingplansaregenerallyrequireddependingontheextentofalteration/additionalworks.Floorplanwithclearindicationoftheinternalpartitionswithdetaileddescription/specificationsofFitting-outmateria

27、llbecommencedwithoutpriorapprovaloftheManagementOffice.PART2FITTING-OUTGUIDEIfyouwanttoconnectelectricalcabletothebuildingmainswitchroomcontrolpanel,priorapplicationinspecifiedformshouldbecompletedandreturnedtotheManagementOffice3daysbeforetheworks.Duringthedecorationperiod,immediateapplicationwould
28、notbeentertained.Alltheworkshastoexecuteafter23:00hours.Youareheldsolelyliableforanyloss,damageandclaimarisingtherefromifManagementOffice'sapprovalhasnotbeenobtained.2.3.4SubmissionofFitting-outPlans/DrawingsOwners/tenantscansubmittheplans/drawingstotheManagementOfficeforapproval.Thefollowingare

34、andDecorationDepositTheManagementOfficewilldesignateagarbagecollectionstationfordisposalofgarbageduringthefitting-outperiod.Owners/tenantsarerequestedtoputalltheirdecorationgarbageattheaforesaidstation.DetailsofdumpingchargepleaserefertoAppendix7.1.Thegarbageremovalchargesincludetheexpenseoftranspor
35、tingthegarbagefromcollectionstationtothecertaingarbagezonesetupbythegovernmentGarbageremovalchargedecorationdepositshouldreachtheManagementOfficebeforecommencementofwork.Incaseofthedebrisdumpingatthecommonarea,additionalgarbageremovalchargewillbedebutedfromthedecorationdeposit(appendix7.1).2.3.7Temp
36、oraryElectricitySupplyOwner/Tenantscandirectlysendapplicationtoaskfortemporaryelectricitysupplybycompletingandreturningthespecifiedformforapproval.Owners/Tenantsarerequestedtopaythetemporaryelectricitysupplycharges(appendix7.2)whichwillbedeductedfromdecorationdeposit.Thefixingandleaseofthetemporarye
37、lectricitymustbedonebytheDevelopersnominatedcontractor.PART2FITTING-OUTGUIDETheapplicantsareresponsibleforalldamagesorconsequencescausedbytheelectricitysupply.Thebalanceofdecorationdepositwillberefundedwithoutinterestuponcompletionofdecorationworkanddeductionoftemporaryelectricitysupplycharges2.3.8.
38、InspectiononInteriorDecorationManagementstaffwillinspectonyourdecorationworkduringthefitting-outperiodinordertoensurethatalltheworkhavebeendoneinaccordancewithapprovedplans/drawings.Uponcompletionofthework,owners/tenantsarerequestedtoinformtheManagementOfficeforfinalinspection.Besides,owners/tenants
39、arealsorequestedtonotifythedateofbusinessopening.Aspecifiedformtorecordthesameshouldbesignedbyowners/tenantsforourinformationandfollowupaction.2.3.9SpecialNotesforFitting-outWorkOwners/Tenantsshouldensurethattheirdesignerorcontractorisawareofthenecessityfortheinstallations/designtocomplywitha
40、llstatutoryrequirementsofthegovernmentauthoritiesandutilitiescompaniesconcerned.Thefitting-outplans/drawingsapprovedbytheManagementOfficedonotguaranteetheissueoflicensesfromtheappropriateauthorities.Owners/Tenantsshouldtrytoavoidconflictsintheirdesignwithlocationsofservicesintheirpremises.The
41、costofeachrelocationoralterationisbornebytheowners/tenants.Therefore,theowners/tenantsareadvisedtoconsulttheManagementOfficebeforehandorrequestforthesupplyofrelevantplansforreference. PRIORapprovalmustbeobtainedformtheManagementOfficebeforecommencementofanyfitting-outworks.Particularly,nocutt
42、ingintocolumns,walls,beamsorslabsispermittedwithoutPRIORwrittenconsentoftheManagementOffice.SufficientloadingshouldbeensuredPART2FITTING-OUTGUIDEbeforeinstallationofanymachines/plants.2.4 SummeryofFitting-outProcess2.4.1 Taking-overofpremisesandManagementManual;2.4.2 Inspectionoffinishes/fittings,et
43、hepremisesandreportingofdefectstotheManagementOffice;2.4.3 Applicationforinstallationofmetersforsupplyofwaterandelectricity;2.4.4 Submissionoffitting-outplans/drawingstotheManagementOffice.Owners/Tenantsareadvisedtosubmittheplans/drawingsbeforehandoverofthepremises;2.4.5 Arrangementofmeetingwit

48、rangementinwriting.3.2 Listoffitting-outWorksSupervisorsTheManagementOfficeshouldbeprovidedwithalistofsupervisorsofeachcontractorresponsibleforthefitting-outworksforthepurposeofliaisonduringthefitting-outperiodandincaseofemergencyafterofficehours.3.3 InsuranceOwners/Tenantsshouldarrangeforworkmen
49、9;scompensationinsurance,fireinsurance,waterdamageinsuranceandthirdpartyliabilityinsuranceagainstdamagetopropertiesandinjurytopersonsduringthefitting-outperiod.CopiesofinsurancedocumenthavetobesenttothemanagementOfficebeforecommencementoffitting-outwork.DetailsofthepremiumamountpleaserefertoAppendix
50、 TransportationofMaterialsandRemovalofDecorationGarbageAllmaterialsanddecorationgarbageshouldbetransportedtoandfromthepremisesbycartsortrolleysonnylonorrubberwheelsviadesignatedloadingbays,goodselevatorsandpassageways.PassengerliftsandescalatorsshouldNOTbeusedfortransportationofmaterialsandga
51、rbage.3.5 DamageResultingformFitting-outWorksAnydamagetothefinishesandfacilities,fittingsoftheBuildingduringfitting-outworksshouldbereinstatedtotheManagementOffice'ssatisfaction.TheManagementOfficereservestherighttomakegoodthedamageontheowners'/tenants'behalfandattheowners'/tenants
52、39;expenses.3.6 Fitting-outActivitiestobeConfinedInsidePremisesAllthefitting-outworksmustbeconfinedwithinthepremises.Alltools,PART3FITTING-OUTRULESmaterialsarenotallowedtobekeptatthecommonarea.Otherwise,theManagementOfficewillhavethemremovedwithoutpriornotice.Theremovingchargesplus15%administrationc
53、ostincurredwillberecoveredfromtheowner/tenantbydeductionofthefitting-outdepositanddemandthebalanceifthedepositisnotsufficienttocoverthecost.3.7 SecurityofMaterialsToolsThecontractorsoftheowners/tenantsareresponsibleforthesecurityoftheirtoolsandmaterials.3.8 Re-installmentofFixtures/FittingsIftheowne
54、r/tenantremoveanyfixturesandfittingsinstalledintheirpromises,priorapprovalmustbeobtainedformtheManagementOfficeinwriting.3.9 SupplyofWaterElectricityOwners/Tenantcanmaketheirownarrangementsforthesupplyofwater/electricityfordecorationformthesupplyauthorities.3.10 Fitting-outTimeandWorkersNameListThed
55、ecorationtimeisscheduledfrom06:00p.m.to01:00hebuilding.However,theManagementOfficemayrequestcertainworks,whichmaycausenuisancetootheroccupiers,tobecarriedoutduringaspecifiedtime.Incaseofextendingtheworkinghoursorenteringthecommonareai.emoncorridor,meterroom,etc.,workingpermithastobeobtainedat
