2021补充协议英文版篇一：中英文合同补充SupplementaryLeaseContact订立本补充租赁合同（以下简称[补充合同]）为双方：BothpartiessigningthisSupplementaryLeaseContact(hereinafterreferredtoas“SupplementaryContact):出租方（以下简称[甲方]）：潘欣欣代理人：身份证/护照号码：Lessor(hereinafterreferredtoas“PartyA”):IDCard/PassportNo._____承租方（以下简称[乙方]）：马来西亚木材理事会代理人：__________________身份证/护照号码：Agent:_______________________________IDCard/PassportNo.________________甲方同意将下述物业出租给乙方，双方经过充分协商，特订立本补充合同，以便共同遵守。补充合同为甲乙双方签订的《广州市房屋租赁合同》（以下简称[主合同]）不可分割的组成部分。PartyAagreestorentoutthepropertytoPartyB,wherebybothparties,throughfullconsultation,makeandenterintothisSupplementaryLeaseContacttobefaithfullyobservedbybothparties.ThisSupplementaryLeaseContactisanintegralpartof“GuangzhouCityPropertyLeaseContract”(hereinafterreferredtoas“theMasterContract”).第1条物业名称、地址及面积广州市天河北路233号中信广场（以下简称[该广场]）第22层17号单元（以下简称[该物业]）建筑面积112.36平方米Article1:Name,AddressandAreaofthePropertyCITICPlaza,No.233,NorthTianheRoad,GuangzhouCity(hereinafterreferredtoas“ThePlaza”)toas“ThisProperty”)第2条用途该物业只能作办公室使用。Article2:PurposeThispropertyisonlyusedastheoffice.第3条租期自20xx年11月_10日起至20xx年11月_25日止，装修免租期,从年月日至无须支付租金，但须缴付物业管理费及电费等由于租赁产生的费用。Article3:LeasePeriodTheLeasePeriodisfromthedecorationrent-freeperiodis,duringwhichPartyBdoesnotneedtopaytherentalbuthastopaytherealpropertymanagementfees,theelectricityfeesandotherexpensesincurredfromthepropertyleasehold.第4条租金、管理费、电费及其它费用Article4:Rental,ManagementFees,ElectricityFeesandotherExpenses第一章租金、保证金及支付方式ChapterOne:Rental,SecurityDepositandModeofPayment1、合同期内，乙方各年每月应向甲方缴纳的租金如下：1.Duringthecontractperiod,PartyBshallpaytoPartyAtherentalseverymonth,asfollows:从20xx年11月_26日起至20xx年_11月25_日每月租金为人民币;此租金包含租金发票，不包括租赁期间产生的管理费及其它由于租赁产生的费用。ThemonthlyrentalistherentalshallbecoveredbytheRentinvoice,butnotincludethemanagementfeesandotherexpensesincurredduringtheleaseperiod.2、租金按照自然月计算，乙方须于每月法定节假日，则顺延至法定节假日后第一个工作日），甲方应在租金收妥作实之日起10个工作天内向乙方提供合法租赁税务发票。2.TherentalwillbecalculatedbythenaturalmonthandPartyBmustpaytoPartyAthenextmonth’srentalpriorto_everymonth(itshallbeautomaticallyextendedtothefirstworkingdayaftertheholidayifitfallsonaChinesestatutoryholiday),andPartyAshallprovidePartyBwiththelegalleasetaxinvoicewithin10workingdaysafterPartyAacknowledgesthereceiptoftherental.33.PartyBmustpaytoPartyAthefollowingamountsinalumpsumwhenthecontractissigned,totalingI、履约保证金(相当于贰个月租金)人民币II、电费保证金按23.16/平方米计算即为人民币III、管理费按金（相当于贰个月管理费）人民币VI.首月租金人民币I.Securitydeposit(equivalenttotwomonths’rentals):；II.SecuritydepositforElectricityFeesshallbecalculatedaccordingto23.16/sq.m.,namelyIII.SecuritydepositforManagementFees(equivalenttotwomonths’ManagementFees):￥6516.80yuan；；VI.Initialrental:4、合同印花税，由甲乙双方按政府有关规定（租赁期间租金总额的2‰，租赁双方各承担1‰。若遇政府调整税率，双方按调整后的税率执行）各自缴纳。4.TheContractStampDutyshallbepaidbyPartyAandPartyBrespectivelyinaccordancewiththerelevantregulationsofthegovernment(1‰of2‰ofthetotalrentalamountsfortheleaseperiodshallbepaidbyeitherpartythereto;wherethegovernmentadjuststhetaxrate,bothpartiestheretoshallexecutetheadjustedtaxrateaccordingly).5、租赁期满终止合同后，甲方将履约保证金在乙方缴清一切租金及有关费用以及完全履行本合同的责任与义务后五个工作日内无息退还予乙方,逾期一日甲方应向乙方支付应退保证金余额1%的滞纳金。5.Attheexpiryoftheleaseperiodandafterthecontractisterminated,PartyAwillreturntheSecuritydepositwithoutintereststoPartyBwithinfiveworkingdaysafterPartyBpaysoffallrentalsandtherelevantexpensesandfullyperformstheliabilitiesandobligationsthereof.Ifthesecuritydepositisnotreturned,foreachoverdueday,adefaultpenaltyof1%ofthereturnedsecuritydepositamountshallbepaidtoPartyB.第二章电费、电话费的缴交办法ChapterTwo:MethodsforPayingElectricityFees,PhoneFees1、电费——乙方以实际使用量及政府每度用电收费标准每月底向管理公司缴纳电费。1.Electricityfees—PartyBshallpaytheelectricityfeestothemanagementcompanyaccordingtotheactualpowerconsumptionandthegovernment’schargestandardperKWhrattheendofeachmonth.2、电讯费——乙方的电话费（包括市内、市外、国际长途电话费）、传真、宽带网络等各项通讯及线路租/使用的费用，每月根据市电话局及有关机构发出的收费由乙方缴交。2.TelecommunicationsFee-PartyB’stelephonecharges(includingthelocalcall,long-distancecallandinternationallong-distancecallfees),thefax,broadbandnetworkandothertelecommunicationandlinerent/usefeesshallbepaidbyPartyBaccordingtothebillsissuedbythecitytelephonebureauandtherelevantorganization.第5条付款Article5:Payment乙方应以人民币支付履约保证金。而租金则在每月26日之前以人民币存入甲方指定之银行账户内。PartyBshallpaythesecuritydepositinRMByuan.Therentalshallbedepositedintothebank甲方指定的银行账户：银行名称：中国建设银行天河路支行银行帐号：账户户名：潘欣欣TheBankA/CdesignatedbyPartyA:BankName：BankAccountNo.：室内装修设施Article6:Indoordecorationfacilities:甲方于租赁期内提供以下之室内装修设施予乙方使用：PartyAshallprovidethefollowingindoordecorationfacilitiestoPartyBforuseduringtheleaseperiod:1、中央空调系统2、自动喷淋系统、烟感器3、天花及玻璃大门间隔4、室内天花照明灯盘5、地面铺置地砖备注：甲方按该物业室内现有状态交楼给乙方。如乙方对物业室内进行二次装修，则退租时保留二次装修后的状态交楼给甲方。1.Centralair-conditioningsystem2.AutomaticsprinklersystemandSmokedetector3.Ceilingsandglassdoorinterval4.Indoorceilinglightinglamppanel5.onthefloorRemarks:PartyAwilldeliverthepropertyinthecurrentindoorstatustoPartyB.WherePartyBhasasecondindoordecorationfortheproperty,he/she/itwillreturnthepropertyinthestateafterthesecondindoordecorationtoPartyAwhenhe/she/itthrowsalease.第6条出入所租单元租赁期满，如乙方不续租，甲方可在本合同期满前三个月之内，给予乙方48小时预先书面通知后，带领新租户进入该物业看楼，乙方须积极配合，不得拒绝。Article7:AppointmentforatemporaryvisittotheleasedpropertyAttheexpiryoftheleaseperiodandintheeventthatPartyBdoesnotextend/renewtheleasehold,PartyAcantakethenewtenantintothepropertyforaninspectiononconditionthatithasgivenPartyBapriorwrittennoticewithinthreemonthpriortotheexpiryofthecontract.Inthiscase,PartyBshallcooperatepositivelyandshallnotrejectit.第7条乙方的责任Article8:PartyB’sliabilities乙方同意于租赁期间遵守下列条款及条件：PartyBagreestoabidebythefollowingtermsandconditionsduringtheleaseperiod:1、接受管理公司的统一管理，遵守该广场装修手册及管理公司不时为该广场公共地方及设施之日常管理事宜及在确保租赁双方之共同利益而不时制定及修改之物业管理守则。1.Toaccepttheunifiedmanagementofthemanagementcompanyandobservetheplazadecorationmanualandthedailymanagementmattersofthepublicplacesandfacilitiesintheplazaandtherealpropertymanagementrulesworkedoutandamendedfromtimetotimetoensurethemutualbenefitorinterestsofbothparties.2、乙方须按时缴付租金、管理费、电费及一切相关费用，如逾期缴交，甲方可向乙方行使以下权利：2.PartyBshallpaytherental,managementfees,electricityfeesandallotherrelevantfeesandexpensesonatimelybasis.Intheeventofanyfailureofsuchpayment,PartyAmayexercisethefollowingrightstoPartyB:（I）乙方如逾期七个工作天没有缴付租金，甲方有权即时要求乙方立即缴付租金，逾期支付租金甲方可按照每逾期一日按欠款总目取滞纳金。(I)WherePartyBfailstopaytheduerentalbeyond7workingdays,PartyAretainstherighttoimmediatelyaskPartyBtopaytherentalwithoutdelay,andforeachoverdueday,PartyAshallcollectadefaultpenaltyat2%ofthetotalarrears.（II）乙方如拖欠租金、管理费、电费达七个工作天，甲方有权即时通过管理公司向乙方发出书面通知要求乙方立即缴付欠款及滞纳金（如有），如乙方收到该书面通知后两天内仍未缴足欠款，甲方有权即时要求管理公司停止向该物业供应电、中央空调或该广场内之其它设施，但是甲方应提前24小时书面通知乙方其将采取停止向该物业供应电、中央空调或该广场内之其它设施之相关措施。甲方有权即时收回该物业及保留向乙方追讨租金和其它损失的权利。(II)WherePartyBfailstopaytheduerental,managementfeesandelectricityfeesbeyond7workingdays,PartyAhastherighttosendawrittennoticetoPartyBthroughthemanagementcompany,askingPartyBtoimmediatelypayoffthearrearsandthedefaultpenalty,ifany.WherePartyBfailstopayinfullthearrearswithintwodaysafterthereceiptofthewrittennotice,PartyAhastherighttoaskthemanagementcompanytostopthesupplyofpowertotheproperty,thecentralair-conditioneroranyotherfacilitieswithintheplaza，howeverPartyAshallnotifyPartyBinwriting24hoursinadvancethemeasurestobetaken,suchasstoppingthesupplyofpowertotheproperty,thecentralair-conditioner,etc..PartyAalsohastherighttoresumethepropertyandretainstherighttorecovertherentalandanyotherlosses3、乙方在租赁期内，必须以合理防御措施，保护该物业内设备及装修设施无损（自然折旧及由于第十三条款所列原因而引致的损毁除外）。乙方不得擅自改变该物业的结构、用途及装修。乙方如因故意或过失造成该物业及其设备与装修设施的毁损，须负责恢复原状（自然折旧除外及由于本合同第十三条款所列原因而引致的损毁除外）或赔偿合理之经济损失，并且毁损该物业内牵涉到该广场的大厦中央系统设施及设备（包括消防、保安、空调、通讯、电器等系统）的维修，由管理公司指定该广场或该物业专业人员负责维修，费用由乙方承担。乙方如须重新装修该物业需获得甲方书面许可，方可由乙方委派装修工程公司负责装修，重新装修费用篇二：与Danny补充协议(中英文)补充协议为更好地保障学校及外籍教师双方的权益，明确各自责任，以利于教学工作的顺利开展和教师生活的安全有序，特增加约定如下：甲方：乙方：1、在学校为老师租住的住处，仅供教师本人居住，不得留宿他人，以免发生意外。2、外籍教师在校工作期间，应文明言行，不得与教师或学生发生任何不当友谊或相互关系（如谈恋爱等）。3、学校仅负责支付住宿费用，不包含水电费和上网流量费等其他生活费用，此类费用应由居住老师自行负担。鉴于老师第一次来京，很多情况不熟悉，出于人文关怀，学校首次为其支付电费1200度600元人民币的费用。若截至11月30日，实际消耗电数超出1200度，则其余由自行负担。若20xx年之后，老师继续执教，则学校每月可为其负担200度电的费用，超出部分自负。水费由个人负担。学校为其负担宽带网的开通和初装费用，但每月教师个人应按比例负担约合90元人民币的流量费。本次，老师按居住时间应负担3个月的费用270元整。4、学校对任课教师的有关规定同样适用于老师，请务必严格遵守，如工作职责、课堂规范、工作纪律、学校集体活动等等。同时，学校也将保障他相应的福利。签字：签字：SupplementaryagreementInordertoguaranteetheinterestsoftheschoolandtheforeignteacherandfacilitatethesmoothdevelopmentofteachingandtheforeignteacher’ssafeandorderlylife,weclarifyourrespectiveresponsibilityfurtherandaddadditionaltermslistedasfollows:Partya:Partyb:1,therentedaccommodationisonlyfortheteacher.Theforeignteachershouldn’tallowotherstoliveintheapartmentinordertoavoidaccidents.2,duringthework,theforeignteachershouldhavethecivilizedwordsanddeedsandwon’tdevelopanyimproperfriendshiporrelationship(suchaslove,etc.)withstudents.3,theforeignteacherwillbearthecostofutilities(suchaswaterbill)andInternetflowfee(90yuanpermonth).Theschoolisonlyresponsiblefortheaccommodationexpenses,notincludingotherliv
