1、: Project introductionProject introductionLocation of the projectThe project of Jing Sheng Plaza Phase II locates in the secondary embassy district, Its in the north of Dong Hz Men Way Street and in the east of Gong It Road. The south is the separate green belt. The north is adjacent to the Jing She
2、ng Phase I. the area enjoys convenient transportation and superior location advantages.Scale of the projectThe land area of the project is about 4,780m2. The gross floor area is 54,600m2. There are 3 basements with floor area of 13,500m2 and thirty-two floors above ground with typical floor area of
3、1,281 m2. The highest point of the building is 105.5m.Function of the projectThis project is of an apartment building. The underground is of parking area. Property management office, reception and function area are located in the first floor. Second floor consists of health training room and apartme
4、nts. All the floors above second floor are apartments.Finish of the projectExternal facade of this building will be aluminum curtain wall. The ceiling will be plastered and painted or decorated with suspended ceiling of light-gage gypsum board, except that the ceiling of lobby will be decorated with
5、 suspended ceiling of aluminum strip board. The inside walls will be painted or tiled. The finishing of flooring will be carpet, wooden-board, harden-concrete, tiles or marble.M/E systemsThe systems of M/E are quite complex. Basically there are ventilation/air-condition system, plumbing system, fire
6、-fighting hydrant /sprinkler system, power/lighting/earthling system, fire alarm system, communication and security system.Project characteristics and geo-dataType of structureThis project is frame-shear wall structure. Foundation for the main building is composite footing, which consists of foundat
7、ion piles and raft. The foundation fbr podiums is isolated pile footing. The isolated footings are connected with 1500mm height of link beams and 500mm thickness of water-resistance slabs.Situation of the siteThe topography of the site is triangle. The maximum difference of ground Level is about 2m.
8、 The current temporary buildings on the site have to be demolished and the land has to be leveled before use. The narrow construction area is inconvenient to the site layout for construction. The north of the project is adjacent nearly to the Jing Sheng Plaza Phase I. The external wall of the baseme
9、nt is close to the red line and the relevant slop protection piles have to be located out of the red line.Geo-dataAccording to the Soil Investigation Report provided by the client, two layers of upper perched water and one layer of phreatic water shall be encountered during the underground construct
10、ion. The highest water level is 36.15m. Therefore, de-watering and slop protection measures shall be taken, which shall also ensure the safety of the Jing Sheng Plaza Phase I. There is no space for setting up construction facilities on the north sid
54、e of the foundation pit. On the West Side, there is a space of 10m width from slop protection piles, which can mainly be used for temporary road the HV power cable lies outside. There is only one place on south side of the foundation pit to be used for site installation, where are approximately 17m
55、wide. The processing of re-bars would be carried out in out of site.Site installation arrangementTemporary offices, tool-rooms and warehouse will be set up along the bank of Liangma River. The 3-floor of temporary site office building will be built with steel container and the other temporary buildi
56、ngs will be built with red brick. The container offices for subcontractors of finishing and M&E works would be set up on the ground floor slab, which shall be subject to the approval of the client.Materials storageMaterials will be stored on west of the foundation pit, where there is an area of 3m.
57、South side of the foundation pit will be used both for site installation and material storage.Temporary road and drainage systemTemporary road located at the distance of 10m to the west and south of the foundation pit to be cast with 150mm thickness of C15 concrete to minimize the impact of raining
58、season. On the side of the temporary road there shall be a drainage trench of 500*500mm to be built, which will be covered with 100mm thickness of pre-cast concrete slabs and reinforcement grilles every 15m long.Vertical transport equipmentTwo sets of tower crane are proposed for this project. One s
59、et with 70m arm (K40/21B) shall be erected from west north corner of the foundation slab for main building construction, another one with 50 m arm (F023B) shall be set outside of the foundation pit for sub structure construction. This crane will be dismantled after the completion of substructure. Fo

The connection point of 150 water supply and 500KAV power supply are required to be provided be the client.
