2025租赁合同及其英文翻译LEASEAGREEMENTFORYEAR(S)(IncludingEnglishVersion)ContractNo.:ContractNo.(English):Signedat:on1.BasicInformation1.1ContractingParties:Landlord(hereinafterreferredtoas"Lessor"):Name:Address:AuthorizedSignatory:ContactNumber:BusinessScope:Tenant(hereinafterreferredtoas"Lessee"):Name:Address:AuthorizedSignatory:ContactNumber:BusinessScope:(Inthiscontract,boththeLessorandtheLesseearereferredtoas"Parties",andsingularlyas"Party".)1.2SubjectofLease:Location:Area:㎡StructuralNature:2.LeasePurpose2.1TheLesseeshallusetheleasedpropertyexclusivelyforthefollowingpurpose:3.LeaseTerm3.1Thetermofthisleaseshallbefromto,totalingyears.4.RentandPayment4.1MonthlyRent:RMByuan(¥)4.2MethodofPayment:**(1)TheLesseeshallpaytherentforthefirstmonthsinadvancebeforetheleasetermbegins:RMByuan(¥);(2)Subsequentrentshallbepaidmonthly/quarterly/halfyearly,withthepaymentdueonthedayofeachmonth,quarter,orhalfyear.**4.3LatePaymentPenalty:IftheLesseefailstopaytherentontime,apenaltyofyuanperdaywillbechargedfortheoverdueamount.IftheLesseefailstopaytherentformorethandays,theLessorhastherighttoterminatethecontractandrequiretheLesseetocompensateforanyresultinglosses.5.DeliveryofLeasedPropertyandAcceptance5.1TheLessoragreestodelivertheleasedpropertytotheLesseeon.5.2Upondelivery,theLesseeshallinspecttheproperty.Ifanydiscrepanciesarefound,theLesseemustnotifytheLessorinwritingwithindays.Otherwise,thepropertywillbedeemedtohavebeenacceptedbytheLessee.6.RepairsandMaintenanceofLeasedProperty6.1Duringtheleaseterm,theLesseemustusethepropertycarefullyandtakegoodcareofit.AnydamagescausedbytheLessee’simproperusemustberepairedattheLessee’sexpense.6.2TheLessorshallberesponsibleformajorrepairsandmaintenanceontheproperty.TheLesseeshallpromptlynotifytheLessorofanyrepairsneededforthepropertyoritsancillaryfacilities.7.DecorationandRenovation7.1TheLesseemustobtainwrittenapprovalfromtheLessorbeforemakinganydecorationsorrenovationstotheleasedproperty.7.2Alldecorationsandrenovationsshallbecarriedoutincompliancewithrelevantlawsandregulations.TheLesseemustrestorethepropertytoitsoriginalconditionorcompensatetheLessorupontheexpiryoftheleaseterm.8.SubleaseandAssignment8.1TheLesseemaynotsubleaseorassignthepropertywithoutthepriorwrittenconsentoftheLessor.8.2AnysubleaseorassignmentmustadheretothetermsofthiscontractandmustnotharmtheinterestsoftheLessor.9.AmendmentandTerminationofContract9.1Anyamendmenttothiscontractmustbemadeinwritingandsignedbybothparties.9.2Eitherpartymayterminatethiscontractunderthefollowingcircumstances:**(1)Withmutualagreementofbothparties;(2)Ifonepartyfailstoperformitsobligationsasstipulatedinthiscontractandremainsindefaultafterreceivingawrittennoticefromtheotherpartyrequestingperformance.**10.BreachofContract10.1Eitherpartyinbreachofthiscontractmustcompensatetheotherpartyforanydamagessuffered.10.2Incaseofterminationofthiscontract,theLesseemustvacatethepropertyimmediatelyandreturnittotheLessor.AnydelaywillresultinapenaltyofRMByuanperday.11.ForceMajeure11.1Ifanyunforeseenevents(fire,flood,war,etc.)beyondthecontrolofeitherpartyoccur,theaffectedpartymaybeexemptfromliability.11.2Ifsucheventsresultinthesignificantimpactonthecontract,bothpartiesshallnegotiateforaresolution.12.DisputeResolution12.1Anydisputesarisingfromorrelatedtothiscontractshallbesettledthrough友好consultation.Ifnoagreementisreached,eitherpartymaysubmitthedisputetothePeople'sCourtlocatedinforlitigation.13.OtherProvisions13.1Anyadditionalagreementsbetweenthepartiesmustbeinwrittenformandsignedbybothpartiestobevalid.13.2Ifanyprovisionofthiscontractisdeemedinvalid,itshallnotaffectthevalidityoftheremainingprovisions.14.EffectiveDateandNumberofCopies14.1Thiscontractbecomeseffectiveuponsignaturebybothparties.14.2Thiscontractismadeinquadruplicate,witheachpartyholdingonecopy.15.SupplementaryProvisions16.StampandSignatureLessor:AuthorizedSignatory:Signature:Date:Lessee:AuthorizedSignatory:Signature:Date:附则17.本合同的英文版与中文版具有同等法律效力。18.未尽事宜,双方可另行协商解决。19.本合同自签字盖章之日起生效。20.本合同一式肆份,双方各执一份。SupplementaryProvisions(EnglishVersionCorrespondingtoChineseTerms)LeaseTerm:Thetermofthisleaseshallbefromto,totalingyears.RentAdjustmentClause:Therentwillbereviewedandadjustedevery,basedonmarketconditionsandmutualagreement.SecurityDeposit:TheLesseeshallpayasecuritydepositofRMByuan(¥)uponsigningthiscontract.Thesecuritydepositshallberefundedwithindaysaftertheterminationofthiscontract,providedtheLesseehasfulfilledallobligationsunderthiscontract.EarlyTerminationClause:IncaseofearlyterminationbytheLessee,anoticeofdaysmustbegiventotheLessor.TheLesseeshallbearallapplicablechargesanddamages,includingbutnotlimitedtoreturningthepropertyingoodconditionandpayingforanyremainingrentperiod.InsuranceClause:Bothpartiesareresponsibleforinsuringtheirrespectivepropertiesagainstdamageorlossduringtheleaseterm.CompliancewithLaws:Bothpartiesagreetocomplywithallapplicablelaws,regulations,andlocalrulesduringtheleaseterm.19.ThisContractbecomeseffectiveuponthesignaturesandsealsofbothparties.20.ThisContractismad
