4.Rent

6.2TheTenantshallkeepthePropertyingoodconditionandmaintainitasatenantofgoodfaith.
7.MaintenanceandRepair
7.1TheLandlordshallberesponsibleforthemaintenanceandrepairoftheProperty,exceptfortheTenant'sownnegligenceormisuse.
7.2TheTenantshallpromptlynotifytheLandlordofanydefectsordamagesintheProperty,andtheLandlordshallundertaketherepairwithinareasonableperiod.
8.Insurance
8.1TheLandlordshallmaintaininsurancecoveragefortheProperty,includingfireinsuranceandpublicliabilityinsurance.
8.2TheTenantshallberesponsibleforobtaininginsurancecoverageforpersonalpropertywithintheProperty.
9.GoverningLawandDisputeResolution
9.1ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsof[GoverningLaw].
9.2AnydisputesarisingfromorinconnectionwiththisContractshallberesolvedthroughfriendlynegotiationbetweentheLandlordandtheTenant.Ifthenegotiationfails,eitherpartymayfilealawsuitwiththePeople'sCourthavingjurisdictionoverthedispute.

11.PartyB'sObligationsandLimitations

12.GoverningLawandDisputeResolution
