年英文版房屋租赁合同

ENGLISHVERSIONOFANNUALHOUSELEASEAGREEMENT

ThisAnnualHouseLeaseAgreement(hereinafterreferredtoas“Agreement”)ismadeandenteredintoon_______________(insertdate)byandbetween:

PartyA:Landlord:(insertnameandaddress)

PartyB:Tenant:(insertnameandaddress)

Whereas,PartyAisthelegalownerofthehouselocatedat(insertaddressofthehouse),andPartyBintendstoleasethehousefromPartyAforresidentialpurposes.

NOW,THEREFORE,thepartiesagreeasfollows:

1.IdentificationoftheProperty.Thesubjectofthisleaseisthehousedescribedaboveandanyfixtures,improvements,andapplianceslocatedthereon.

2.Term.Thetermofthisleaseshallcommenceon_______________(insertstartdate)andendon_______________(insertenddate)(hereinafterreferredtoasthe“Term”).

3.Rent.PartyBshallpaytoPartyAamonthlyrentof_______________(insertrentamount)onorbeforethe______dayofeachmonthduringtheTerm.

4.SecurityDeposit.PartyBshallprovidePartyAwithasecuritydepositof_______________(insertsecuritydepositamount)priortothecommencementoftheleaseterm,whichshallbereturnedbyPartyAtoPartyBminusanydamagesorlossesincurredbyPartyBduringtheleaseterm.

5.UseofPremises.ThepremisesshallbeusedbyPartyBforresidentialpurposesonlyandshallnotbeusedforanyillegalactivities.

6.MaintenanceandRepairs.PartyAshallmaintainthepremisesingoodconditionandrepair,andPartyBshallusethepremisesandallfixtures,improvements,andappliancesinamannerthatdoesnotcausedamageordeteriorationtotheproperty.AnydamagesattributabletothenegligenceormisusebyPartyBshallberepairedatPartyB’sexpense.

7.Indemnification.PartyBshallindemnify,defend,andholdharmlessPartyAfromanyclaimsarisingasaresultofPartyB’suseoroccupancyofthepremises.

8.Insurance.PartyBshallobtainandmaintainliabilityinsurancewithareputableinsurer.

9.CompliancewithLaws.Bothpartiesshallcomplywithanyapplicablelaws,regulations,ordinances,orrules.

10.Termination.ThisAgreementshallautomaticallyterminateupontheexpirationoftheTerm,unlessbothpartiesagreeinwritingtoreneworextendthelease.EitherpartymayalsoterminatethisAgreementwithanoticeof_______________(insertnumberofdaysnoticerequired)dayspriortothedateoftermination.

11.Default.IfeitherpartybreachesanyofitsobligationsunderthisAgreement,thenon-breachingpartymayterminatethisAgreementuponwrittennoticetothebreachingparty.

12.GoverningLaw.ThisAgreementshallbegovernedbyandinterpretedinaccordancewiththelawsofthePeople’sRepublicofChina.

13.EntireAgreement.ThisAgreementconstitutestheentireunderstandingbetweenthepartiesandsupersedesallpriornegotiations,understandings,andagreementsbetweentheparties.

14.LegalEffectandEnforceability.EachprovisionofthisAgreementshallbetreatedasaseparateandindependentclause,andtheunenforceabilityofanyoneclauseshallnotaffecttheenforceabilityofotherclauses
