Real estate industry, one of pillar industries of Chinas economy, has a large number of enterprises, but few of which have

Currently, Chinas real estate enterprises are confronted with more and more challenges and opportunities. However, the way to seize opportunities and meet challenges for improving their overall lev

3、el makes the study of their competitiveness significant. Based on the idea of lean construction, this essay, in line with the composition of competitiveness of real estate enterprises, puts forward countermeasures of improving it.IntroductionAt present, the situation of Chinas real estate industry i

4、s far from promising. Real estate enterprises are of varying size. Though there are a large number of them, but most of them are small and medium-sized enterprises having small size, poor qualification, weak management and scarce production competitiveness. Many of them have a narrow vision in that

5、they are in pursuit of little immediate interests rather than long-term development. Such enterprises are bound to be eliminated in the future competition. For them, the way to pursue greater development and maintain and improve their competitiveness in the market is a problem that is worthy of stud

6、ying now. They should introduce new management concept, however, the introduction of lean construction idea will improve their competitiveness effectively.Ways to Improve the Competitiveness of Real Estate EnterpriseIn a competitive market, competitiveness of real estate enterprises refers to the fa

7、ct that they spend time, effort or money on building up their resources and capacity and obtaining available external resources, and make a comprehensive utilization of them. While creating value for the consumer, they realize the value of synthetic ability in the whole real estate market. Three way

8、s to improve their competitiveness are put forward in the following paragraphs:Increasing Added Value of Buildings .The key of future enterprise competition lies in not only product offered to the consumers but also added value for the product to realize the maximized value of consumers1. Value is t

9、he basis of measuring everything. If a products value is recognized by consumers, enterprise will remain invincible in the market competition. The essence of increasing product added value is presupposed by consumer demand. Unique brands can be created on the basis of its properties and advantages.

10、The way to increase added value of buildings can proceed from following aspects:1) Improving Product Quality. For consumers, product quality is an important factor influencing their willingness to purchase. Therefore, for real estate enterprises, building quality and applicability are the supreme fa

11、ctors determining consumers satisfaction. That is why real estate enterprises should place building quality in a basic position.2) Seeking Product Characteristics. Before developing a project, real estate enterprise should study its characteristics conscientiously. If characteristics are not obvious

12、, the enterprise should try to highlight building characteristics by some means in order to attract consumers to buy. 3) Diversified Production. Consumers gain a higher demand of buildings. Former building functions cannot completely satisfy them. At present, they do not simply use buildings as safe

13、 shelter, instead, this is only a presupposition. A building should conform to the development trend of our times, follow the trend of the times, and offer consumers mentally and physiologically healthy, comfortable environment or even an efficient and personal environment. 4) Strengthening Estate A

14、dministration. Estate administrative structure is a company that offers consumers administration and service. It is attached to the buildings after they are in use. Now it becomes an indispensable part of a residence community. If an estate company administrates well, residents life quality will be

15、higher and their life philosophy and lifestyle will also be changed. This will naturally receive uniform recognition from consumers. Thus, real estate enterprise should improve their estate administration. Enhancing Human Resource Management .Real estate industry, one of pillar industries of Chinas

16、economy, finds it even more important to enhance its overall strength and competitiveness. Effective management of human resource is an important factor enhancing enterprise competitiveness2. Thus, the crucial link of expediting transformation of economic development pattern is reform of human resou

17、rce composition and greater capability. Currently, human resource management in real estate enterprise still suffers from problems like lack of senior managers and professionals, modest quality of staff, and unscientific and unsound management system. 1) Valuing the Introduction of Professionals and

18、 Top Talents. Human resource forms the core of real estate enterprise and one of its most important resources in market competition. Bringing in more professionals and top talents can improve a companys staff quality and its competitive edge. Relying on external talent resource can cover the shortag

19、e of its own capability and resource.2) Training Enterprise Staffs Regularly .Professional skills or knowledge of enterprise staffs are not always reasonable and valid. With the development of our times, old management methods and architectural skills will be replaced by new ones. If there are no tr

20、ainings and improvements for enterprise staffs, the overall development of real estate enterprise will certainly be influenced. Therefore, regular training of staff should be included in measures of enhancing human resource management. An enterprise should offer a series of routine trainings, enrich

21、 staffs knowledge, enhance their quality, improve their personal skills and create a favorable environment for learning.3) Making Reasonable Salary System and Incentive Policy. Most real estate enterprises offer low salaries for first-line employees mainly because they receive low value recognition

22、and unfair assessment of their contribution. Because of unreasonable salary system and no incentive policy, they pay little attention to their current job or become sluggish. As a result, employees cannot give greatest play to their capacity and potential. What is worse, a large number of staffs equ

23、ipped with professional skills and knowledge will leave office, which causes a great loss to the enterprise. Salary system and incentive policy, main factors retaining and stimulating staffs working capacity, are worth studying for real estate enterprise.Making Continuous Innovation .Innovation is a

24、n irreplaceable factor if an enterprise pursues improvement. To occupy a share in the market competition makes innovation a must continuously. It is advisable to eliminate old concepts and technologies inconsistent with enterprise development and introduce new ones fit for its development. Only by k

25、eeping pace with the times can an enterprise ensure its invincibility in the market competition and improve its edge. Technological innovation is driving force for economic growth and economic development, while enterprise is the carrier of the two. Its technological level and technological innovati

26、on power not only determine its competitiveness but also form the foundation of the development of the entire industry and economy. In technological innovation, small and big scientific and technological enterprises are equally important. Big enterprises have strong fund strength and technological p

27、ower which enable them to engage in product innovation and large-scale technical transformation. However, scientific and technological small enterprises are founded by scientific and technical personnel with innovation awareness and capability. They enjoy flexible mechanisms and quick decision-makin

Given fund support, they will be more willing to make innovation.Study on the Improvement of Enterprise Competitiveness based on the Idea of Lean ConstructionLean construction is an expansion of lean production. As construction projects are complex and uncertain, the idea of lean production canno

29、t be directly applied in the construction. Transformation of construction must be based on its properties so that a construction system with complete functions is formed. Lean construction is a systemic method that deals with life cycle of construction, reduces or eliminates waste continuously, and

30、meets the consumers demands to the greatest degree. Compared with traditional building management theory, central parts of lean construction are to add project value by transferring additional missions of no value in hopes of maximized profit and minimized waste and to meet consumers needs with them

31、 as the center. Lean construction, a rather new concept, is used and studied very little now in China. However, its advantages in international construction projects are obvious to all. The above ways to improve real estate enterprises competitiveness based on the idea of lean construction have grea

32、t research significance. Integration of Design and Consumer Demand. The starting point of lean construction is maximization of consumer value3. That is, it eliminates all activities that add no value in construction and has higher and stricter demand in terms of building quality, characteristic, div

33、ersification, and estate administration which bring consumers convenient service after it is used. Consumers value are better recognized, created and transmitted in increasing buildings added value. While meeting the greatest consumer demand, real estate enterprise also increases its added value.Lea

34、n-construction-idea-based policy of increasing product added value make all consumers participate in the planning and design of product. Their thoughts and opinions are included in the product. The product is also designed to meet their needs which are the center. For instance, almost all apartments

35、 can be used as a safe shelter. As peoples livelihood gets better, consumers require higher energy-saving, health and coziness. Thus, real estate enterprise should collect and integrate their demands on buildings, and meet their demands while increasing building added value. However, traditional bui

36、ldings seldom give thought to their real needs, which greatly harms consumer satisfaction. Consumer satisfaction forms the basis for enterprise survival. Using lean construction idea to guide management and development can maximize consumer value while improving the strength of real estate industry,

37、 which bears great significance in retaining long-term and stable competitive edge for real estate enterprises. Full Utilization of Human Resource. In lean construction, the word “lean” means trying to come to perfection in every aspect. That is, an enterprise should eliminate all wastes and pursue

38、high-quality and low-cost production in construction. Talents are one of the core resources for an enterprise. Improving human resource management based on the idea of lean construction is also worthy in improving real estate enterprise competitiveness. At present, most of real estate enterprises ar

39、e reluctant to spend more funds on employing senior professional, train staff and set salary incentive policy. Instead, they only employ staff of general level or low level. Though there are a large number of staffs, but the value they created is modest. To some extent, waste of human resource is ma

40、de, which obviously goes against the idea of lean construction. Lean construction aims at pursuing “zero” inventory and waste. If staffs are underutilized, then “inventory” and “waste” of human resource are done. Apparently, real estate enterprises should change its innate thinking of labor-intensiv

41、e industry from an “extensive” one to an “intensive” one. They should employ an appropriate amount of senior professionals, combine their strengths with suitable posts, give full play to their professional skills, train their staffs regularly, improve their business level, make reasonable salary sys

42、tem, and increase their working activeness for bringing more benefit to the enterprise. Technological Innovation in Construction. If real estate enterprises want to improve its competitiveness, they must strengthen technological innovation. Now in the face of fierce competition, if they neglect tech

43、nological innovation and fail to use new materials, technologies and techniques, cost will not be lower and they will lose competitiveness in the real estate market at large. Lean construction, a construction idea, pursues innovation and aims at perfection in every stage from building design to buil

44、ding use. Concurrent engineering, one of the most important theories of lean construction, contributes greatly to technological innovation in construction. It requires that development, structural design, construction, selling, consumer, etc should be combined to complete a project at the fastest speed at the design and development stage of a construction product4.
