2025【中英合同】租赁协议中英对照版LEASEAGREEMENT(中英对照版)承租方（Lessee）：出租方（Lessor）：物业地址（PropertyAddress）：日期（Date）：THISLEASEAGREEMENT(以下简称“本协议”)ismadeandenteredintoasofthedatefirstwrittenabovebyandbetweentheLesseeandtheLessorasfollows:第一条租赁物业描述1.DescriptionoftheLeasedProperty出租方同意将位于的物业（以下简称“租赁物业”）出租给承租方，承租方同意承租该物业。TheLessoragreestoleasetotheLesseethepropertylocatedat(hereinafterreferredtoas"theLeasedProperty"),andtheLesseeagreestoleasetheproperty.第二条租赁期限2.TermoftheLease本协议的租赁期限为年，自年月日起至年月日止。Thetermofthislease("theLeaseTerm")shallbeyears,commencingonthdayofmonth,andendingonthdayofmonth,.第三条租金及支付方式3.RentandPayment基本租金（BaseRent）：承租方应按月支付租金，每月金额为人民币元（￥）。BaseRent:TheLesseeshallpaytherentonamonthlybasis,withthemonthlyamountbeingRMB(￥).租金支付时间（PaymentDueDate）：租金应于每个自然月的第一天支付，逾期支付的，每逾期一日，承租方应按月租金的%支付违约金。PaymentDueDate:Therentshallbepaidonthefirstdayofeachcalendarmonth.Iftherentisoverdue,theLesseeshallpayalatefeeof%ofthemonthlyrentforeachdayofdelay.支付方式（PaymentMethod）：租金可通过银行转账支付至出租方指定账户，账户信息如下：PaymentMethod:RentshallbepaidbybanktransfertotheLessor'sdesignatedaccount,asfollows:开户行（BankName）：账户名（AccountName）：账号（AccountNumber）：第四条保证金4.SecurityDeposit保证金金额（SecurityDepositAmount）：承租方应于本协议签订之日起日内支付保证金，金额为人民币元（￥）。SecurityDepositAmount:TheLesseeshallpayasecuritydepositintheamountofRMB(￥)withindaysofthesigningofthisagreement.保证金退还（ReturnofSecurityDeposit）：租赁期满且承租方无违约行为时，出租方应于日内退还保证金（不计利息）。ReturnofSecurityDeposit:UponexpirationoftheLeaseTermandprovidedtherearenobreachesbytheLessee,theLessorshallrefundthesecuritydeposit(withoutinterest)withindays.第五条租赁用途5.PermittedUse承租方仅可在租赁物业内从事用途，不得擅自改变用途或转租。TheLesseeshallusetheLeasedPropertyonlyforpurposesandshallnot擅自altertheuseorsubletthepropertywithoutthepriorwrittenconsentoftheLessor.第六条物业修缮与维护6.RepairsandMaintenance出租方责任（Lessor'sResponsibilities）：出租方负责租赁物业的结构性修缮，包括屋顶、墙壁、基础等。Lessor'sResponsibilities:TheLessorshallberesponsibleforstructuralrepairsoftheLeasedProperty,includingtheroof,walls,andfoundation.承租方责任（Lessee'sResponsibilities）：承租方负责租赁物业的日常维护和修缮，包括门窗、内部设施等。Lessee'sResponsibilities:TheLesseeshallberesponsiblefortheday-to-daymaintenanceandrepairsoftheLeasedProperty,includingwindows,internalfacilities,etc.维修申请（MaintenanceRequests）：如承租方需要出租方进行结构性修缮，应提前日书面通知出租方。MaintenanceRequests:IftheLesseerequiresstructuralrepairsbytheLessor,writtennoticeshallbegiventotheLessoratleastdaysinadvance.第七条转租与转让7.SublettingandAssignment未经出租方书面同意，承租方不得将租赁物业全部或部分转租给第三方。WithoutthepriorwrittenconsentoftheLessor,theLesseeshallnotsubletorassignthewholeoranypartoftheLeasedPropertytoathirdparty.第八条违约责任8.LiabilityforBreach承租方违约（Lessee'sBreach）：如承租方未能按时支付租金或违反本协议其他条款，出租方有权解除本协议并要求赔偿损失。Lessee'sBreach:IftheLesseefailstopaytherentontimeorbreachesanyothertermsofthisagreement,theLessorshallhavetherighttoterminatethisagreementandseekcompensationfordamages.出租方违约（Lessor'sBreach）：如出租方未能履行修缮义务或无故收回租赁物业，承租方有权解除本协议并要求赔偿损失。Lessor'sBreach:IftheLessorfailstofulfilltherepairobligationsorwrongfullyrepossessestheLeasedProperty,theLesseeshallhavetherighttoterminatethisagreementandseekcompensationfordamages.第九条合同的解除与终止9.TerminationoftheAgreement提前通知（NoticeofTermination）：任何一方如需解除本协议，应提前日以书面形式通知对方。NoticeofTermination:Eitherpartyshallgivewrittennoticetotheotherpartyatleastdayspriortoterminatingthisagreement.终止后果（ConsequencesofTermination）：本协议终止后，承租方应立即搬离租赁物业，归还钥匙及其他相关物品。ConsequencesofTermination:Uponterminationofthisagreement,theLesseeshallimmediatelyvacatetheLeasedPropertyandreturnthekeysandanyrelateditems.第十条适用法律与争议解决10.GoverningLawandDisputeResolution适用法律（GoverningLaw）：本协议受中华人民共和国法律管辖。GoverningLaw:ThisagreementshallbegovernedbythelawsofthePeople'sRepublicofChina.争议解决（DisputeResolution）：因本协议引起的任何争议应通过友好协商解决；协商不成的，任何一方可向有管辖权的人民法院提起诉讼。DisputeResolution:Anydisputearisingfromthisagreementshallfirstberesolvedthrough友好商談;ifthedisputecannotberesolvedthrough友好商談,eitherpartymaybringthematterbeforeacourtofcompetentjurisdiction.第十一条通知与送达11.NoticesandDeliveries本协议项下的所有通知应以书面形式发出，并通过以下方式送达：Allnoticesunderthisagreementshallbeinwritinganddeliveredasfollows:邮寄（ByRegisteredMail）：寄送至本协议开头载明的地址。ByRegisteredMail:Senttotheaddressesspecifiedatthebeginningofthisagreement.电子邮件（ByEmail）：发送至双方协商一致的电子邮箱地址。ByEmail:Senttotheemailaddressesagreeduponbybothparties.第十二条其他条款12.Miscellaneous合同修改（Amendments）：本协议的任何修改均需经双方书面同意。Amendments:Anyamendmentstothisagreementshallrequireth
