8、仓库平均租金相对稳定,增(降)幅 1以内。全国32 个城市仓库平均空置率为11.98%,环比上升0.69 个百分点。其中,东北地区仓库空置率(20.16)远高于西部(11.23%)、东部(11.10%)、中部(10.13%)地区。相较 6 月,东部地区仓库空置率有所上升,升幅为 1.39 个百分点;东北、中部、西部地区仓库空置率相对稳定,升(降)幅变化在 1 个百分点以内。全国 32 个城市仓库平均租金波动最大的城市是南昌,租金环比上涨 5.60%,体育用品及生鲜仓储等需求增加,同时仓库供应持续吃紧,使得南昌仓库租赁价格上涨明显。全国 32 个城市仓库空置率波动最大的城市是宁波,空置率环比上升

28、total demand area of the general storage market in 32 cities across the country is about 1.005 million square meters, an increase of 16.00% over the previous month. The market demand is mainly concentrated in the eastern region, accounting for about 58.56% of the national general warehouse demand; t

29、he warehousing demand in the western region, the central region and the northeast region is relatively small. Wholesale and retail were the industries with the largest market demand in July, accounting for 49.19 per cent, while warehousing demand in the manufacturing sector rose by 2.35 per cent mon

30、th-on-month. In the warehousing market of 32 cities across the country, the demand for warehouse leasing of less than 1,000 square meters is relatively large, accounting for about 63.43%, an increase of 5.53% over the previous month. Among them,

41、 the average rent of warehouses in the eastern region (RMB32.73/ m2 per month) was higher than that in the western region (RMB23.91/m2 per month), the northeast (RMB22.65/ m2 per month) and the central region (RMB23.60/m2 per month). Compared with June, the average warehouse rent in the eastern, cen

42、tral and northeast regions increased by more than 1.5%, while the average warehouse rent in the western region was relatively stable, with an increase (decrease) of less than1%.The average vacancy rate of warehouses in 32 cities across the country was 11.98%, up 0.69 percentage points from the previ

43、ous month. Among them, the warehouse vacancy rate in the northeast (20.16%) is much higher than that in the western region (11.23%), the central region (10.13%) and the eastern region (11.10%). Compared with June, the warehouse vacancy rate in the eastern region increased by 1.39 percentage points,

44、while the warehouse vacancy rate in the northeast, central and western regions was relatively stable, with an increase (decline) of less than 1 percentage point.Nanchang has the largest fluctuation in average warehouse rents in 32 cities across the country, with rents rising 5.60% from the previous

45、month. Storage demand for sporting goods and fresh goods has increased. At the same time, warehouse supply has remained tight, which has led to a significant increase in warehouse rental prices in Nanchang.The largest fluctuation of warehouse vacancy rate in 32 cities in China is Ningbo, with a mont

46、h-on-month increase of 6.10%.
