1.Parties
ThisTenancyAgreement(the"Agreement")ismadeandenteredintoasof[date]byandbetween:
Landlord:[Landlord'sfullname],a[nationality]national,withanaddressat[Landlord'saddress](the"Landlord");and
Tenant:[Tenant'sfullname],a[nationality]national,withanaddressat[Tenant'saddress](the"Tenant").
2.Premises
TheLandlordherebyleasestotheTenant,andtheTenantherebyleasesfromtheLandlord,thefollowingpremises(the"Premises")locatedat[Premisesaddress]:
[Describethedetailsofthepremises,suchasthenumberofrooms,squarefootage,etc.]
3.Term
Thetermofthistenancy(the"Term")shallmenceon[startdate]andexpireon[enddate],unlessearlierterminatedinaccordancewiththeprovisionsofthisAgreement.
4.Rent
4.1TheTenantshallpaytotheLandlordamonthlyrentof[rentamount](the"Rent").
4.2Rentshallbepayableinadvanceonthe[paymentduedate]ofeachmonth.TheTenantshallpaytheRentby[paymentmethod,e.g.,banktransfer,cheque]totheLandlord'sdesignatedbankaccountorasotherwiseinstructedbytheLandlord.
5.SecurityDeposit
5.1TheTenantshallpaytotheLandlordasecuritydepositof[depositamount](the"Deposit")upontheexecutionofthisAgreement.
5.2TheDepositshallbeheldbytheLandlordassecurityfortheTenant'sperformanceofthisAgreement,includingbutnotlimitedtopaymentofRent,damagestothePremises,andanyotheramountsowedbytheTenantunderthisAgreement.
5.3UpontheexpirationorearlyterminationofthisAgreementandtheTenant'sfullpliancewithalltermsandconditionshereof,theLandlordshallreturntheDeposittotheTenantwithin[numberofdays]daysaftertheTenanthasvacatedthePremises,lessanyamountsproperlywithheldbytheLandlordinaccordancewiththisAgreement.
6.UseofPremises
6.1TheTenantshallusethePremisesonlyforresidentialpurposesandshallnotusethePremisesforanyothermercialorillegalactivities.
6.2TheTenantshallnotmakeanyalterations,additions,orimprovementstothePremiseswithoutthepriorwrittenconsentoftheLandlord.Anypermittedalterations,additions,orimprovementsshallbemadeattheTenant'ssolecostandexpenseandshallbethepropertyoftheLandlordupontheexpirationorearlyterminationofthisAgreement.
6.3TheTenantshallkeepthePremisesclean,tidy,andingoodrepairduringtheTerm.TheTenantshallberesponsibleforanydamagetothePremisescausedbytheTenant,itsguests,oranypersonsactingonbehalfoftheTenant,andshallrepairsuchdamagepromptlyattheTenant'sexpense.
7.UtilitiesandServices
7.1TheLandlordshallberesponsibleforprovidingandmaintainingthefollowingutilitiesandservicestothePremises:[listtheutilitiesandservices,e.g.,water,electricity,gas,heating,etc.].
7.2TheTenantshallberesponsibleforpayingforallutilitiesandservicesconsumedduringtheTerm,includingbutnotlimitedtowater,electricity,gas,telephone,internet,andcableTV.TheTenantshallpaysuchamountstotherelevantserviceprovidersinatimelymannertoavoidanyinterruptionofservice.
7.3TheTenantshallnotmisuseorabuseanyutilitiesorservicesprovidedtothePremises.IftheTenantcausesanydamagetotheutilitiesorservicesduetomisuseorabuse,theTenantshallberesponsibleforrepairingorreplacingsuchutilitiesorservicesattheTenant'sexpense.
8.MaintenanceandRepairs
8.1TheLandlordshallberesponsibleformaintainingthestructuralintegrityofthePremisesandformakinganynecessaryrepairstothemonareasandfacilitiesofthebuildinginwhichthePremisesarelocated.
8.2TheTenantshallnotifytheLandlordpromptlyofanydefectsordamagestothePremisesthatetotheTenant'sattentionduringtheTerm.TheLandlordshall,withinareasonabletimeafterreceiptofsuchnotice,inspectthePremisesanddeterminewhetherrepairsarenecessary.Ifrepairsarenecessary,theLandlordshallarrangefortherepairstobecarriedoutattheLandlord'sexpense,unlessthedamageiscausedbytheTenant,inwhichcasetheTenantshallberesponsiblefortherepairs.
8.3TheTenantshallnotinterferewiththeLandlord'srighttoenterthePremisesforthepurposeofinspection,maintenance,orrepairs.TheLandlordshallgivetheTenantreasonablenoticebeforeenteringthePremises,exceptincasesofemergency,inwhichcasetheLandlordmayenterthePremiseswithoutpriornotice.
9.Insurance
9.1TheLandlordshallmaintaininsurancecoverageonthePremisesforfire,theft,andotherrisksasrequiredbylaw.
9.2TheTenantshallberesponsibleforobtainingandmaintaininginsurancecoveragefortheTenant'spersonalpropertyandliabilityarisingoutoftheTenant'suseofthePremises.TheTenantshallprovidetheLandlordwithacopyoftheinsurancepolicyuponrequest.
9.3IntheeventofanylossordamagetothePremisesortheTenant'spersonalproperty,theTenantshallnotifytheLandlordandtheinsurancepaniesimmediately.TheTenantshallcooperatewiththeLandlordandtheinsurancepaniesintheinvestigationandsettlementofanyclaims.
10.SublettingandAssignment
10.1TheTenantshallnotsublet,assign,orotherwisetransferanyofitsrightsorobligationsunderthisAgreementwithoutthepriorwrittenconsentoftheLandlord.
10.2AnyrequestforsublettingorassignmentshallbemadeinwritingtotheLandlord,statingthereasonsthereforandprovidingdetailsoftheproposedsubtenantorassignee.TheLandlordshallhavetherighttowithholditsconsentforanyreason,anditsdecisionshallbefinal.
10.3IftheLandlordconsentstoasublettingorassignment,theTenantshallenterintoawrittenagreementwiththesubtenantorassigneethatincorporatesthetermsandconditionsofthisAgreementandthatmakestheTenantliablefortheperformanceofthesubtenant'sorassignee'sobligationsundersuchagreement.
11.Termination
11.1ThisAgreementmaybeterminated:
BymutualagreementoftheLandlordandtheTenant;
BytheLandlordupongivingtheTenant[numberofdays]days'writtennoticeiftheTenantfailstopaytheRentoranyotheramountsdueunderthisAgreementwithin[graceperiod]daysaftertheduedate;
BytheLandlordupongivingtheTenant[numberofdays]days'writtennoticeiftheTenantbreachesanyothermaterialtermorconditionofthisAgreementandfailstocuresuchbreachwithin[numberofdays]daysafterreceiptofnoticefromtheLandlord;
BytheTenantupongivingtheLandlord[numberofdays]days'writtennotice;or
Byoperationoflaw.
11.2UpontheexpirationorearlyterminationofthisAgreement,theTenantshallvacatethePremisesanddeliverpossessionthereoftotheLandlordinthesameconditionasitwasreceived,reasonablewearandtearexcepted.TheTenantshallremoveallofitspersonalpropertyfromthePremiseswithin[numberofdays]daysaftertheexpirationorearlyterminationofthisAgreement.IftheTenantfailstovacatethePremisesorremoveitspersonalpropertywithinthespecifiedtime,theLandlordshallhavetherighttoenterthePremisesanddisposeoftheTenant'spersonalpropertyattheTenant'sriskandexpense.
12.DisputeResolution
12.1IntheeventofanydisputeordisagreementbetweentheLandlordandtheTenantarisingoutoforinconnectionwiththisAgreement,thepartiesshallfirstattempttoresolvethedisputethroughfriendlynegotiation.
12.2Ifthepartiesareunabletoresolvethedisputethroughnegotiationwithin[numberofdays]days,eitherpartymaysubmitthedisputetomediationinaccordancewiththerulesof[mediationorganization].
12.3Ifthedisputeremainsunresolvedaftermediation,eitherpartymaymencelegalproceedingsintheappropriatecourtortribunalhavingjurisdictionoverthematter.
13.GoverningLaw
ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[jurisdiction].
14.EntireAgreement
ThisAgreementconstitutestheentireagreementbetweentheLandlordandtheTenantwithrespecttothesubjectmatterhereofandsupersedesallprioragreementsandunderstandings,oralorwritten,relatingtothesame.
15.AmendmentsandWaivers
Noamendment,modification,orwaiverofanyprovisionofthisAgreementshallbeeffectiveunlessinwritingandsignedbyboththeLandlordandtheTenant.
16.Severability
IfanyprovisionofthisAgreementisheldtobeinvalid,illegal,orunenforceable,thevalidity,legality,andenforceabilityoftheremainingprovisionsshallinnowayinanywaybeaffectedorimpaired.
17.Notices
17.1Anynotice,demand,orothermunicationrequiredorpermittedtobegivenunderthisAgreementshallbeinwritingandshallbedeliveredpersonally,sentbyregisteredmail,orsentbycouriertotheparties'respectiveaddressessetforthaboveortosuchotheraddressaseitherpartymayhavespecifiedbynoticegiventotheotherpartyina
