1.PropertyDescription

2.LeaseTerm

Thetermofthislease("LeaseTerm")shallcommenceon,2025,andterminateon,2025(the"ExpirationDate").TheTenantagreestooccupythepremisesonlyduringtheLeaseTermunlessotherwiseagreedinwritingbybothparties.

3.Rent

4.SecurityDeposit

TheTenantshallpayasecuritydepositof$uponsigningthisAgreement.ThesecuritydepositwillbeheldbytheLandlordandmaybeusedtocoverdamages,unpaidrent,orcleaningcosts.Uponterminationofthelease,theTenantmustgivetheLandlorddays'noticeofintenttoreturnthepropertyinitsoriginalcondition(excludingreasonablewearandtear).TheLandlordshallreturnthesecuritydepositwithindaysaftertheLeaseTermends.

5.UseofPremises

TheTenantagreestousethepremisessolelyforresidentialpurposesandnotforanyillegalactivities.TheTenantshallnotsubletorassignthisleasewithoutpriorwrittenconsentfromtheLandlord.

6.MaintenanceandRepairs

Landlord'sResponsibilities:

TheLandlordisresponsibleformaintainingthestructuralintegrityoftheproperty,includingtheroof,walls,foundation,plumbing,electricalsystems,andHVAC(ifapplicable).TheLandlordwillperformanynecessaryrepairswithindaysafterbeingnotifiedbytheTenant.

Tenant'sResponsibilities:

TheTenantagreestomaintainthepremisesingoodcondition,keepallcommonareasclean,andreportanyneededrepairspromptly.TheTenantisresponsibleforminorrepairs,suchasfixingfixturesorappliancesthatbreakduetonormaluse.

7.AlterationsandImprovements

TheTenantmaynotmakeanystructuralchangesoradditionstothepropertywithoutpriorwrittenconsentfromtheLandlord.AnyalterationsmustbeapprovedinwritingbytheLandlordandmustcomplywithlocalbuildingcodesandregulations.

8.UtilitiesandServices

TheTenantisresponsibleforpayingallutilities,includingbutnotlimitedtoelectricity,water,gas,garbagecollection,andinternetservices.TheTenantmayinstalladditionalservicesattheirownexpense,providedtheydonotaltertheproperty'sstructureorviolateanyleaseterms.

9.Pets

PetsarepermittedonlywithpriorwrittenconsentfromtheLandlord.Ifpetsareallowed,thefollowingconditionsapply:

TheTenantagreestocleanupaftertheirpetsandensuretheydonotdisturbneighboringtenants.

10.Insurance

TheTenantisrequiredtomaintainrenter'sinsurancecoveringpersonalbelongingsandliability.TheLandlordrecommendsbutdoesnotprovidesuchcoverage.

11.EntrybyLandlord

TheLandlordshallhavetherighttoenterthepremisesforthefollowingpurposes:

Toshowthepropertytopotentialbuyers,tenants,orlenders

Incaseofanemergency

TheLandlordwillprovidehours'noticebeforeentering,exceptinemergencies.

12.NoticeofTermination

EitherpartymayterminatethisAgreementuponexpirationoftheLeaseTerm.Ifeitherpartywishestorenewthelease,theymustnotifytheotherpartyinwritingatleastdaysbeforetheExpirationDate.

IftheTenantwishestoterminatetheleaseearly,theymustprovidewrittennoticeandpayaterminationfeeof$ortheequivalentofmonths'rent,whicheverisgreater.

13.DefaultandRemedies

Tenant'sDefault:IftheTenantfailstopayrentontime,violatesanyleaseterms,orcausessignificantdamagetotheproperty,theLandlordmayterminatethisAgreementafterprovidingdays'writtennotice.

Landlord'sDefault:IftheLandlordfailstomaintainthepropertyorinterfereswiththeTenant'squietenjoyment,theTenantmayterminatethisAgreementafterprovidingdays'writtennotice.

14.GoverningLaw

ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof(orapplicablelocaljurisdiction).

15.EntireAgreement

ThisdocumentconstitutestheentireagreementbetweentheLandlordandTenantregardingtheleaseoftheproperty.Anyamendmentsmustbemadeinwritingandsignedbybothparties.

INWITNESSWHEREOF,thepartiesheretohaveexecutedthisLeaseAgreementasofthedatefirstabovewritten.
