{企业管理制度}联邦花苑装修维修工程守则REALTYGARDENSRulesandRegulationsforRenovationWorkAllOwnerandResidentsintendtocarryoutrenovationworksintheirunitmustregisteratthemanagementofficeandsubmitachequepayableto“SavillsPropertyManagementLimited”intheamountofHK$20,000assecuritydepositfordamageswhichmightoccurtothecommonareasandfacilitiesorneighboringresidents.Thedepositwillberefundeduponrequestwithoutinterestuponcompletionofthedecorationworksandwithnodamagesdone.NoOwners,ResidentsorContractorsshallmakeorpermitanydisturbingnoises,ordo,orpermitanythingtobedoneinthebuildingorwiththeboundariesofthelotwhichwillinterferewiththerights,comfortsorconveniencesofotherresidents.RenovationWorkHours: MondaytoFriday 9:00a.m.to6:00p.m. Saturday 9:00a.m.to1:00p.m.NoisyworksareabsolutelynotallowedonSaturdaysRenovationworksincludingmovinginmaterialsandmovingoutdebrisarenotallowedonSaturdayafternoons,SundaysandPublicHolidays.Pleaseputupthe“ApprovalforDecorationWorks“outsidetheunitforSecuritychecking.Nobuildingmaterials,rubbish,fittings,toolsanddebrisetcwillbeallowedtobeplacedorleftinthecommonareas;otherwise,themanagementcompanyisoftherighttoemployacleaningcompanytoremoveallofthemanddeductthefeefromthedeposit.TheentrancedoorsoftheunitMUSTBECLOSEDtogetherwithadditionaldoorsealduringrenovationtoavoidthenoiseanddustaffectingotherunits.AllOwners,ResidentsandContractorsshouldtakecarenottodamagelifts,lobbiesandpublicareasduringthecourseoftransportationofmaterials,furnitureetc.Duringthedeliveryofdebrisand/ormaterials,workersshouldcoverthefloorbywooden/plasticboardinordertopreventdamages.Contractorsandworkersmustremovealldebrisleftbehindimmediatelyaftertransportation.Itisadvisedtoturnoffallwatervalvesbeforeleavingtherenovatingunit,andtoensurethatthereisnoinflammableliquidorothersubstancesthatmaycausefireleftintheunit.Page1of2Allrenovationworksmustproceedaccordingtotheoriginalbuildingplan,OwnersandResidentsmustsubmitsketchplanforanyalterationworkwhichisdifferentfromthebuildingplan,especiallythosemayaffectthestructureandtheexternalappearanceofthebuilding.ItistheownerliabilitytocheckandcomplywithalltheGovernmentStatutoryrequirement.Theapprovalherebygivendoesnot,inanyway,implytheIncorporatedOwners,and/ormanager’sendorsementofthespecificationsuponwhichtheproposalhasbeenbasednorguaranteetheperformanceunderallconditionsoftheerectionandmaterialsused.Thestafffromthemanagementofficehastherighttoconductregularinspectiontotherenovationflatwithintherenovationperiod.Condensingunitsofsplittypeairconditionersortheassociatedrefrigerationpipingandelectricalconduitsshouldnotbeinstalledontheexternaltileswallofthebuilding(including"U"shapedtiledwallsbetweentheblocks).Theseinstallationswillonlybeallowed:(i)intheuntiledlightwellsofkitchenprovidedtheyareinstalledusingnon-ferrous,stainlesssteelair-conditionerracksor(ii)withinbalconiesandwithoutunsightlypipingandconduitsalongtheexternaltiledwalls.Fortheinstallationofair-conditioner,supportingframeinthelightwell,pleaserefertoAppendix(1).AnydeviationshouldbeappliedtogetherwithdrawingtotheManagementOfficeforpriorapproval.Withexceptiontothewallofthelightwellprovidedinpara.9,noerectionorputtingupofanytemporaryorpermanentstructureorobjectsaffectingtheappearance/structureofthebuildingarepermittedontheexternalwall.Erectionofscaffoldingfortheinstallationofsplittypeairconditionerinthelightwellandforotherpurposes(suchasrepairstoorreplacementofwindow,etc.)canbeappliedtotheManagementOfficetogetherwithdrawingsfortheworksproposedtobecarriedoutontheexternalwalls.Theexternalwallmustbefullyreinstatedafterremovalofscaffolding.Twoworkingdaysinadvancenotificationisrequiredbeforeerectionandremovalofscaffolding.Incaseerectionofscaffoldingisrequired,pleasefillinandsubmitApplicationforErectionofScaffoldings.Forworksinstruction,pleaserefertoAppendix(2).AphotocopyofScaffoldingCheckingReport-Form5shouldbesubmittedtothemanagementofficepriortotheuseofthescaffolding.AllOwnersandResidentsoftherenovationunitshouldprovidevalidthirdpartyinsurancecertificatetotheManagementOfficebeforethecommencementofworks,andindemnifytheIncorporatedOwnersand/ormanagementcompanyforanyclaimsfordamagedandcostsduetotherenovationworksandtheirsubsequenteffects.Contractors/workersshoulddressproperlyandshouldnotsmokeincommonareas.Weagreeandaccepttheabovetermsandconditions:SignatureofOwner: Signatureofcontractor: Date: Date: Page2of2聯 邦 花 苑裝修/維修工程守則必須向管理處辦理登記及繳付及支付予“第一太平戴維斯物業管理有限公司”之港幣貳萬元支票,作為可能導致公共地方及設施任何業主、住客或承建商均不得在該大廈或該地段範圍內發出或容許產生滋擾噪音或進行,或容許進行可能干涉其他住客權利、舒適或便利感的任何事情。裝修工程許可時間為: 星期一至星期五上午九時至下午六時 星期六上午九時至下午一時 星期六不准進行任何發出噪音之工作 星期六下午、星期日及公眾假期不准進行任何裝修工程,包括搬運材料及廢料請將裝修許可證貼於單位外,以方便保安查閱。及加裝封口,以免聲浪、灰塵影響其他單位。所有業主、住客及承建商在搬運材料、傢俱等物件時,均須小心避免損壞升降機、大堂及公共地方。裝修工人於使用大廈大堂出入廢料或大件材料時,必須自備木板/膠板將地面覆蓋,以防損毀地面表面,並即時清理搬運時所遺留的泥頭及垃圾。險的易燃液體或物品。頁一(共二頁)聯 苑裝修/維修工程守則管理處職員有權於裝修期間進入單位作定期檢查。分體式冷氣機之壓縮器及其冷氣機喉管不得安裝在有牆磚之大廈外牆上(包括座與座之間所組成之“U”型牆身).這類裝備只容許安裝在下列位置:(i)在廚房天井沒有牆磚之外牆位置,並使用不鏽鋼冷氣機架;(ii)在露台內但不能有礙眼之冷氣機喉管安裝在有牆磚之外牆上。有關冷氣機架安裝規格可參閱附件(一)。不得興建或裝上任何暫時或永久的結構或物件於大廈外牆,以致影響大廈外觀及結構安全。有關於天井安裝分體式冷氣機或其他工程(如維修或更換窗戶等)而搭建之棚架,可提供有關圖則向管理處申請。於搭建及拆除棚架後,必須將外牆還原。承辦商必須於搭棚及拆棚前2個工作天向管理處作出申請。若須搭棚,請填妥及交回搭棚申請表。搭棚詳情請參閱附件(二)。在棚架使用前,必須將棚架檢查結果報告-表格五(棚紙)的副本交予管理處。予管理處。本人/等同意接受上述守則:業主簽署
