3、e to enter into this agreement and abide by it jointly.第一条 房产成交 sales purchase of the property甲方自愿将自有的房屋产权有偿转让给乙方。该房产符合北京市建设管理委员会制定的房屋上市标准,甲方出售该房屋时亦同时将该房屋已分摊的土地使用面积和土地使用期限转让给乙方。房屋具体情况如下:sparty a agrees to sell the property to party b. the property isqualified for sale in the market inaccordance with

7、coration and relevant information; party b has fully understood the factsand agrees to buy the property voluntarily.6 、房屋共有人及共有人意见: co-owners of the property and intention for the sale房屋共有人:指对房屋共同享有所有权的两个或两个以上自然人、法人或其他组织的共有人。 property together.第二条 成交价格及付款方式sales price and terms of payment一、成交价格sales

17、for the afore-said method (b), once the escrow fund isdeposited in the escrow account of century21 beijing region, it is deemed that party b hasperformed its payment obligation of deposit and the downpayment.21 世纪不动产北京区乙方采用银行贷款的方式支付剩余房款,由域分部提供统一的金融按揭服务,乙方须与 21 世纪不动产北京区域分部另行订立贷款委托协议。if party b makes

18、the remaining payment with bank mortgage, party b shall sign a separateentrusted payment authorization with century 21 beijing region for its mortgage services.1 ) 经办理贷款的银行审批,乙方符合贷款条件的,贷款银行依据乙方签署的委托付款授权书将款项一次性划至甲方在同行开设的专用结算帐户。if party b satisfies the criteria of getting the mortgage loan through the

19、 examination of the lending2 )方式解决:in case party b does not satisfy the criteria of getting the loan through the examination of thelending bank, party b will choose _of the followingmethods as the solution:a. 自银行做出不予批贷的决定起日内,乙方自行筹集剩余房款,按照现金支付的形式支付给甲方,乙方承担在此期间发生的各项费用;within _ days after the bank deci

21、idto each other. party b shall bear all the expenses occurred during this period.三、关于税费相关规定taxes and fees1、本合同履行期间内,甲、乙双方自行按国家及地方相关规定自行缴纳各项税、费,丙方协助甲乙双方进行相关税费的确认及计算工作。税费分担经甲乙双方协商,决定按照如下方式进行分担:a. party a and party b shall pay all the taxes and fees respectively in accordance with relevantregulations o

22、f the state and local governments. party c shall assist party a and party b to calculaterelevant taxes and fees. through negotiation, party a and party b agree to bear the taxes and fees as follows:双方对前述税费未约定、约定不明或遇政策调整的,双方应在权属过户之日前 日内协商并达成一致,否则,按国家相关法律规定缴纳;for any taxes or fees unspecified, unclear

23、, or changed with the policy, party a and party b shallreach a consensusdays before the title transfer, or party a and party b shall make the paymentin accordance with the government regulation.在上述房屋交付前未支付的物业管理费、水、电、燃气、通信费等其他费用,由甲方承担,房屋交付之后发生的前述费用,由乙方承担;fees including but not limited to property man

24、agement fee, utility fees for water, electricity, gas,telephone and others before the handover of the property is concluded shall be born by party a.and the fees after shall be born by party b.2、上述税费可在丙方向应付费方预收后代为缴纳,相关部门所开具的完税凭证、行政事业性收据、工本费发票等单据,待代理事项完成后,由丙方交付给付费的一方。party a and party b may entrust p

25、arty c to pay the aforesaid taxes and fees and party c shalltransfer the payment proof, receipts and invoices issued by relevant government to the parties that make the payment.第三条 居间报酬的金额及支付方式 commission and terms of payment因甲乙双方基于丙方的媒介服务而订立房屋买卖合同,丙方有权收取相应的居间报酬,因此甲乙双方在订立房屋买卖合同时,约定选择下列第种方式支付丙方的居间报酬:

28、f either party a or party b once this agreement is entered by thethree parties.第四条 权属过户代理title transfer agency services甲乙双方办理权属过户的所有证件资料准备齐全,由丙方为甲乙双方提供有偿的过户委托代理服务。丙方提供权属过户代理服务,权属过户的代理服务费金额为人民币元,由 方于本合同签订当日支付给丙方,(或甲方支付元,乙方支付元);party a and party b shall prepare the certificates and materials for title

30、over of the property【篇二:居间服务合同】贷款居间服务合同甲方:身份证号:乙方:根据我国合同法民法通则等法律规定双方代表经友好磋商后,一致同意订立本合同书。一、 甲方委托乙方向银行以及其他贷款机构申请借款(具体借贷金额由银行以及其他信贷机构评估审批后确定,甲方不得以额度大小为理由拒贷,拒贷产生的费用由甲方承担)。二、甲方职责:1、 提供借贷所需的真实性资料。2、 积极配合办理相关手续。3、 维护乙方权益。三、 乙方职责:1、 充分发挥资源优势,认真负责加速办理所有借款手续,在金融机构审批后,借款显示金额并成功提现即视为贷款成功。2、 全面协调甲方与金融机构的关系。3、 维护甲方权益。四、居间服务费:甲方须在银行以及其他贷款机构借款显示金额并成功提现后,一次性向乙方支付贷款总额的 % 为居间服务费。五、 违约责任:1、 乙方在本合同生效后如擅自撤销委托则视作违约。2、 银行以及其他贷款机构的贷款到达甲方银行账号当日,甲方保证支付居间服务费到乙方指定的账号,每延误一天甲方按申请贷款总额 千分之五 向乙方支付滞纳金。3、如因政策调整及甲方贷款条件问题造成金融机构无法放贷的,甲乙双方对此均不承担违约责任。六、 其它:1、 本合同甲乙
