13、在两周内修复该损坏物，以致乙方无法正常使用房屋设施，乙方有权终止该合约，并要求退还押金。 3. 甲方应确保出租的房屋享有出租的权利，如租赁期内该房屋发生所有权全部或部分转移、设定他项物权或其他影响乙方权益的事件，甲方应保证所有权人、他项权利人或其他影响乙方权益的第三者能继续遵守本合同所有条款，反之如乙方权益因此遭受损害，甲方应负赔偿责任。 4. 甲方应为本合同办理登记备案手续，如因未办理相关登记手续致该合同无效或损害乙方租赁权利，应由甲方负责赔偿，且甲方应承担该合同相关的所有税费。 6. 15、nt repair the damaged facilities in two weeks so that Party B cant use the facilities normally，Party B has the right to terminate the contract and Party A must return the deposit. 3）Party A will guarantee the lease right of the premises. In case of occurrence of ownership transfer in whole or in par

18、 3. 未经甲方同意，乙方不得将承租的房屋转租或分租，并爱护使用该房屋如因乙方过失或过错致使房屋及设施受损，乙方应承担赔偿责任。 4. 乙方应按本合同规定合法使用该房屋，不得擅自改变使用性质。乙方不得在该房屋内存放危险物品。否则，如该房屋及附属设施因此受损，乙方应承担全部责任。 5. 乙方应承担租赁期内的水、电、煤气、电话费、收视费、一切因实际使用而产生的费用，并按单如期缴纳。 7.
