6.MaintenanceandRepairs

a.TheTenantshallmaintaintheWarehouseingoodconditionduringtheleaseterm,exceptfornormalwearandtear.

b.TheTenantshallberesponsibleforallrepairsandmaintenanceoftheWarehouse,unlessotherwiseagreeduponinwritingbytheLandlord.

7.Insurance

a.TheTenantshallobtainandmaintaininsurancecoveragefortheWarehouseanditscontents,namingtheLandlordasanadditionalinsured.

b.TheTenantshallprovidetheLandlordwithproofofinsuranceuponrequest.

8.AssignmentandSubletting

a.TheTenantshallnotassignorsublettheWarehousewithoutthepriorwrittenconsentoftheLandlord.

b.AnyassignmentorsublettingshallbesubjecttotheLandlord'sapprovalandshallbeinaccordancewiththetermsandconditionsofthisContract.

9.TerminationoftheLease

a.ThisContractmaybeterminatedbyeitherpartyuponprovidingtheotherpartywithawrittennoticeoftermination,inaccordancewiththefollowingconditions:

i.BytheTenant:TheTenantmayterminatethisContractuponprovidingtheLandlordwithawrittennoticeoftermination,atleast__________dayspriortotheterminationdate.

ThisContractshallbegovernedbyandconstruedinaccordancewiththelawsofthejurisdictionwheretheWarehouseislocated.AnydisputesarisingoutoforinconnectionwiththisContractshallberesolvedthroughamicablenegotiationsbetweentheparties.Ifsuchnegotiationsfail,thedisputesshallbesubmittedtotheexclusivejurisdictionofthecompetentcourtsofthejurisdictionwheretheWarehouseislocated.

9.BreachofContractandConsequences
