6.MAINTENANCEANDREPAIRS:TheTenantshallkeepthePropertyingoodrepairandconditionduringtheLeaseTerm.TheTenantshallberesponsibleforallnecessarymaintenanceandrepairstotheProperty,exceptthosecausedbytheLandlord'snegligenceorfailuretomaintainthePropertyinaccordancewithapplicablelaws.

7.INSURANCE:TheTenantshallmaintain,atitsownexpense,insurancecoveragefortheProperty,includingliabilityinsuranceandpropertyinsurance,inanamountsufficienttoprotecttheLandlordandtheTenantagainstlossordamagetotheProperty.

8.DEFAULT:IftheTenantfailstocomplywithanytermorconditionofthisAgreement,theLandlordmayterminatethisAgreementanddemandpossessionoftheProperty.Inaddition,theLandlordmaypursueanylegalremediesavailabletoit,includingbutnotlimitedtoseekingdamagesorattorney'sfees.

9.ASSIGNMENTANDSUBLETTING:TheTenantshallnotassignthisAgreementorsubletthePropertywithouttheLandlord'spriorwrittenconsent.

10.NOTICES:Allnotices,requests,demands,andothercommunicationsunderthisAgreementshallbeinwritingandshallbedeemedtohavebeendulygivenwhendeliveredtothepartyatitslastknownaddressortoitsagentorattorney.

11.GENERALPROVISIONS:

a.ThisAgreementconstitutestheentireagreementbetweentheLandlordandtheTenantandsupersedesallprioragreements,negotiations,andunderstandings,whetherwrittenororal,relatingtothesubjectmatterofthisAgreement.

b.ThisAgreementmaybeamendedormodifiedonlybyawritteninstrumentexecutedbybothparties.

c.IfanyprovisionofthisAgreementisheldtobeillegal,invalid,orunenforceable,theremainingprovisionsshallremaininfullforceandeffect.

d.ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsoftheStateof___________.

7.LIMITATIONSONTHETENANT'SOBLIGATIONS:TheTenantagreestocomplywithallapplicablelaws,regulations,andtheLandlord'srulesandregulations.TheTenantshallnotmakeanyalterations,improvements,oradditionstothePropertywithouttheLandlord'spriorwrittenconsent.

8.MAINTENANCEANDREPAIRS:TheTenantshallkeepthePropertyingoodrepairandconditionduringtheLeaseTerm.TheTenantshallberesponsibleforallnecessarymaintenanceandrepairstotheProperty,exceptthosecausedbytheLandlord'snegligenceorfailuretomaintainthePropertyinaccordancewithapplicablelaws.

9.INSURANCE:TheTenantshallmaintain,atitsownexpense,insurancecoveragefortheProperty,includingliabilityinsuranceandpropertyinsurance,inanamountsufficienttoprotecttheLandlordandtheTenantagainstlossordamagetotheProperty.

13.GENERALPROVISIONS:
