3、nd fitting(here in after collectively called the demised p remises).and whereas the lessor has agreed the lease and the lessee has agreed to take on lease the demised premises on the terms and condition as given below:-1. this agreeme nt in only valid if lessee is ren ewed and exte nded for the leas

4、e p eriod.2. the lessor lets lessee takes the demissed p remises for a p eriod of 12 mon thsmencing from 15th january XX. the lease is ren ewable for a furtherperiod as may be mutually agreed in writing on expiry of the lease period3. the rent of the demised p remises shall be usd3,300/-(us dollars

5、three thousa nd and three hun dred only) per month4. the lessor hereby ack no wledges rece ipt of the sum of ,800/-(us dollars nin etee n thousa nd and eight hun dred only) per mon th.5. it is hereby agreed between the parties that the lessee shall pay the aforesaid mon thly rentusd. 3,300/-(us doll

8、y convenants with lessor as follow ing:1. to pay to the lessor the rent hereby reserved in the manner before men ti on ed.2. that the lessee shall not at any time duri ng the terms, without the consent in writ ing of the lessor, p ull dow n, damages or make anystructure alterationsto the demised pre

9、meses provided always, the lesseeshall have go write in stall any fixtures and fitti ngsexcludi ngair-conditionersin the demised premeses, to detach and repossess the samesubject to the restorationof the demised premeses to their original stateat his cost (reas on able wear and tear exce pted) on th

11、s for electricity, gas, water and tele phone charges in res pect of the demised p remises. a copy of all the p aid utility bill be forwarded to the lessor every three mon th regularly. in case of disconnection of any facility due to non-payment, lessee will be res pon sible to get them restored and

12、pay the same. all dues must be cleared before the expiry of the lease.6. the lessee shall kee p and maintain the said p remises in good and tenan table con diti ons duri ng the tenure of the lease.the lessor hereby convenants with the lessee as followi ng:-1. to pay all existi ng and future rate, ta

13、xes assessme nts and othercharges of a public nature whether impose by the municipality,governmentor any other authority in res pect of demised p remises.2. not to erect or set up a build ing or structure on the demisespremises nor to add to any existingbuilding or structure during the periodof leas

32、ct, the leased prop erty and the related facilities and accessorties suffer any damage(fair wear and tear exce pted ),p arty b shall be res pon sible for pen sati ng party a for such damages.乙方应按本合同的约定合法使用出租房屋,不得擅自改变使用性质,不应 存放中华人民共和国法律下所禁止的危险物品,如因此发生损害,乙方应承担全部责任。P arty b shall use the leased prop er

33、ty legally as agreed in this agreement and maynot change such use on its owrrparty b shall not store any dan gerous items which are p rohibited by the laws in the people'rep ublic of china in the leased prop erty and shall be fully res pon sible for any admages of losses as result thereof.未经甲方事先

34、书面同意,乙方不得将出租房屋转租或租给其他的第三者。without Party a' s prior written consent ,party b may not assign the tenancy or sublet the leased property to a third p arty.十、违约处理:breach of agreeme nt :甲、乙任何一方如未按本合同的条款履行,构成违约,应承担相应的违约 责任。双方同意违约方应赔偿守约方之直接损失人民币 。a or party b fails to perform its obligations constitute

39、 with the laws of the people ' s republic of china.十二、争议的解决:dis pute resolutio n:凡因执行本合同所产生的或与本合同有关的一切争议,双方应通过友好协 商解决;协商不成,应提交中国国际经济贸易仲裁委员会,按其仲裁规则和中华 人民共和国仲裁法进行仲裁。仲裁解决是终局的,对双方都有约束力。suchtolawin the case of dis pu tes aris ing over this agreeme nt of any matters related hereto ,the parties shall n
