设备租赁协议英文【篇一:租赁协议(中英文版)】租赁协议leasecontract出租方:(以下简称甲方):lessor(hereinafterreferredtoaspartya):承租方:(以下简称乙方):tenant(hereinafterreferredtoaspartyb):甲、乙双方经过友好协商一致签订本协议,以资共同遵守。partyaandpartyb,havinghadfriendlydiscussion,herebyagreetoenterintothefollowingcontracttobeabidedbybothparties.一、物业地址:甲方将其全部位于上海市房屋及隶属设施在良好状态下出租给乙方使用。addressofbuilding:partyashallleasethehouseofitsownanditsaccessoryfacilitieswhichisingoodconditionandlocatedatdistrict,shanghaitopartybfor.二、房屋面积:出租房屋建筑面积为平方米。floorageofhouse:theconstructionfloorageofthehousetoletis三、租赁期限:租赁期自月日起至月日止为期年甲方应于年月日以前将房屋腾空交给乙方使用。leaseterms:theleasetermshallbe(month)四、定金1、乙方应付定金为元整,乙方于年月日以前支付给甲方定金累计元整。2、在本协议签定以后至租期开始之前如甲方违约,则上述定金由甲方双倍返还乙方,如乙方违约则定金由甲方没收。定金赔偿不影响违约金索赔。3、租期开始以后,上述定金全额自动转化为:earnestmoney:1、(year).2、afterthecontractissignedandbeforetheleasetermbegins,incasepartyabreachesthecontract,itshouldpaydoubleamountoftheearnestmoneybacktopartyb.incasepartybbreaches,partyawillconfiscatetheearnestmoney.thecompensationoftheearnestmoneywillnotaffectclaimsagainstbeachofthecontract.3、automatically.五、租金1、数额:双方议定租金为每个月元整,乙方以方。汇率按支付当日中国人民银行公布之外汇官方牌价中间价计。2、租金调整约定:3、支付方法:租金按个月为壹期支付,第一期租金于以后每期租金于日前缴纳,先付后住(若乙方以划帐形式支付租金,则汇出日为支付日,汇费由汇出方负担),甲方收到租金后应给予书面签收。4、如乙方逾期支付租金,则须支付天天相当于月租金百分之一滞纳金;若逾期且在经甲方正式通知后仍未付租金总计超出拾个工作日,则视为乙方自动退租,组成违约,甲方有权收回房屋,并追究乙方违约责任。rental:1、amount:therentalagreeduponbybothpartiesshallbebytransferringtheamountofsuchrenttoabankaccountdesignatedbypartyainaccordingtotheofficialstandardrateatpaymentday.2、3、paymentofrental:thepaymentofrentalshallbemadethefirstpaymentshallbemadebeforebemadeeverypaymentmonth.partybshallpaytherentalbeforeitmovesintothehouse.(ifpartybpaystherentalintheformofremittance,thedateofremittingshallbedayofrentalpayment.theremittancefeeshallbebornebytheremitter.)partyashouldsignawrittenreceiptaftereachpaymentofrentalisreceived.4、ifpartybdelayssuchrentalpayment,theinterestwouldbeimposedonoverdueaccountatadailyrateof1%ofmonthrental.afterformalinformingbypartya,ifpartybstilldelaysintheexcessoftenworkingdays,itshalldeemedasautomaticallyquittingtenancy,whichshallconstituteofcontract.六、确保金1、为确保房屋及其隶属设施之安全与完好及租赁内相关费用之准期结算,乙方同意于年月日之前支付给甲方元整。作为乙方确保协议之确保金。甲方在收到确保金后应给予书面签收。2、除协议另有约定之外,甲方应于租赁关系消除且乙方迁空、点清、并付清全部应付费用后,当日将确保金全额无息退还乙方。3、因乙方违反本协议要求,而产生违约金、损害赔偿以及应付租金及相关费用,甲方可在确保金扣抵,不足部分乙方必需在接到甲方付款通知后十天内补足。depositofsecurity:1、toensurethatthehouseanditsaccessoryfacilitiesaresafeandingoodconditionandthataccountsofrelevantfeesaresettledonscheduleduringthetermoflease,partybagreestopaytopartyasecurityforfulfillingtocontract.afterreceivingthedeposit,partyashouldsignawrittenreceipt.2、unlessotherwiseagreedupon,partyashouldreturntopartybthefullamountofdepositofsecurityinterestfreeonthedayleaseisdissolvedandpartybhasvacatedthehouse,lefteverythinginthehouseintactandpaidupallexpensesdue.4、anypenaltyforbreachofcontract,compensationfordamageandrentalandotherrelevantfeespayablearisingfrompartyb’sviolationoftheprovisionsofthecontractmaybemadeupforbypartybwithintendaysofthereceiptofthenoticeofpaymentissuedbypartya.七、其她费用1、乙方应负担租赁期内水费、电费、煤气费、通讯费和其她由乙方实际使用而产生费用,并按单准期缴纳。2、地租、房产税、租赁所得税、房屋维修费、物业管理费等原由甲方支付费用,仍由甲方负担。otherfee:1、partybshouldbearthewater,electricity,gasandcommunicationfeesandallotherfeesincurredbypartybinactualuseandpaythebillsonscheduleduringthetermoflease.2、thelandrent,housetax,incometaxandhousemaintenancefee,managementfeesthatwereoriginallypayablebypartyashallcontinuetobepaidbypartya.八、甲方义务:1、甲方须按时将房屋及隶属设施交付乙方使用。2、房屋设施如因质量原因,自然损耗或灾难而受到损坏时,甲方有修缮责任并负担相关费用。3、甲方应确保所出租房屋享受出租权利,如在租赁期内,该房屋发生全部权全部或部分转移、设定她项物权或其她影响乙方权益事情时,甲方应确保全部权人,她项权利人或其她影响乙方权益第三者能继续遵守本协议全部条款,反之如乙方权益所以而遭受损害,甲方应负赔偿责任。obligationsofpartya:1、partyashallturnoverthehouseandaccessoryfacilities(seetheappendixfordetail)onscheduletopartybforuse.2、partyashallberesponsibleforrepairinganydamageofthehouseduetopoorquality,naturaltearandwearorcalamitiesandbeartheexpensesthereof.3、partyashouldensurethatthehouseletoutisentitled,tothelease.ifallorpartoftheownershipofthehouseistransferred,otherrightsitemaresettled,oranyotherhappeningaffectstherightsandinterestsofpartybduringtheleasehold,partyashouldguaranteethattheowner,persontotherightsitemoranyotherthirdpartythataffectstherightsandinterestofpartybcontinuetoabidebyallthearticlesofthecontract.otherwise,partyashallbeliableforcompensatingtolosstotherightsandinterestssufferedbypartybtherefrom.九、乙方义务:1、乙方应按协议要求,按时支付租金、确保金及其她各项应付费用。2、乙方经甲方同意,可在承租用房内进行装修及添置设备。租赁期满后,乙方可将添置可拆动动产部分自行拆运,并确保不影响房屋完好及正常使用。3、未经甲方同意,乙方不得将承租房屋转租或分租,并珍惜使用租赁房屋。如因乙方过失或过失致使房屋及设施受到损坏,乙方应负赔偿责任。4、乙方应按本协议约定正当使用租赁房屋,不得私自改变使用性质,不应存放危险物品,如所以发生损害,乙方应负担全部责任。obligationsofpartyb:1、partybshouldpaytherental,depositofsecurityandotherfeespayableonscheduleaccordingtotheprovisionsofthecontract.2、partybmay,uponapprovalbypartya,fituptherentedhouseandaddequipmentthereinduringtheleasehold.uponexpirationoftheleasedhold,partybmayremovetheaddedpartofpropertythatisremovable,butitmustensurethatthehouseisingoodconditionfornormaluse.3、partybmustnottransfertheleaseofthehouseithasrentedorsubletitwithouttheapprovalbypartya.partybshouldtakegoodcareofthehouserented.partybshallbeliableforcompensatingforanydamagecausedtothehouseandfacilitiesduetopartyb’sfaultormisuse.4、partybshouldusetherentedhouselawfullyaccordingtotheprovisionsofthecontract.itmusttonotchangethenatureoftheuseofthehousewithoutauthorization.nohazardousmaterialsandgoodsshallbeallowedtobekeptinthehouse.ifanydamageisattributabletosuchuse,partybshallfullyliable.十、协议终止及解除要求:1、乙方在租赁期满后,乙方有优先承租权,如需续租,应提前两个月通知对方,由双方另行协商续租事宜。2、租赁期满后,乙方应在天内将承租房屋交还甲方,如有留置任何物品,在未取得甲方谅解之下,均视为放弃,任凭甲方处理,乙方决无异议。3、本协议一经双方签字后立刻生效,未经双方同意,不得任意终止,如有未尽事宜,甲、乙双方可另行协商。terminationanddissolutionofthecontract:1、ifpartybintendstorenewtheleasedholduponitsexpiration,itshouldnotifypartyaofsuchintentiontwomonthinadvance.then,thetwopartiesshalldiscussmatterovertherenewalofleasehold.2、upontheexpirationoftheleasehold,partybshouldturntherentedhousebacktopartyadays.anybelongingsleftbehindinthehouseshall,withoutobtainingpreviousunderstandingofpartya,bedeemedasthingsgivenupbypartybandshallbedisposedofbypartyaatitsdiscretion,towhichpartybshallraisenoobjection.3、thiscontractshallgointoeffectthemomentitissignedbybothparties.itmustnotbeterminatedatwillwithouttheapprovalofbothparties.anythingnotcoveredinthecontractshallbediscussedseparatelybypartyaandpartyb.十一、违约处理:1、甲乙任何一方如未按协议条款推行,造成中途终止协议,而且过失方在未取得对方谅解情况下,则视为违约,双方同意违约金为元整。若违约金不足填补无过失方之损失,则违约方还需就不足部分支付赔偿金。3、凡在实施本协议或与本协议相关事情时双方发生争议,应首先友好协商,协商不成,可向有管辖权人民法院提起诉讼。handingofbreachofcontact:1、iffailureofeitherpartyaorpartybtofulfilthearticlesofthecontractbeforeitsexpiration,thepartyatfaultshallbedeemedasviolatingthecontractwithoutobtainingtheunderstandingoftheotherparty.thetwopartiesagreethatthepenaltyforbreachofcontractshallbe.incasesuchpenaltyisnotsufticienttomakeupforthelosssufferedbythefaultlessparty.thepartythathasviolatedthecontractshallpayadditionalcompensation.3、anydisputearisingfromexecutionofthecontractorinconnectionwiththecontractshouldbesettlethroughfriendlydiscussionbetweenthetwoparties.ifnosettlementcanbereachedthroughdiscussion,bothpartiesshallhavetherighttosuewiththepeople’scourt,whichhasjurisdictionoverthematter.十二、其她:1、本协议附件是本协议有效组成部分,含有相同法律效力。2、本协议一式份。others:1、anyappendixistheintegralpartofthiscontract,whichshallhaveequallylegalbindings.2、thiscontractismadein3、甲、乙双方如有特殊事项,可在本款另行约定。ifpartyaorpartybhasanyspecificmatters,itmaybeagreeduponbybothpartiesinthisseparateclause.3、本物业隶属设施详见《协议附件(家俱清单)》the《appendixtocontract(furniturelist)》isthedetailoftheaccessoryfacilitiesofthishouse.甲方(partya):乙方(partyb):代理人(agent):代理人(agent):证件号码(idno.):证件号码(idno.):联络地址(address):联络地址(address):电话(tel):电话(tel):时间(date):时间(date):【篇二:中英文租赁协议】房屋租赁协议tenancyagreement一、出租人(以下简称甲方)landlord(hereinafterreferredtoaspartya)二、承租人(以下简称乙方)tenant(hereinafterreferredtoaspartyb)三、租赁范围及用途tenancy:甲方同意将其全部位于北京市朝阳区光华路2号阳光100座室房屋及其设施(包含家俱和电器)在良好及可租赁状态下租给乙方为居住使用,出租房面积总计约110平方米。partyaherebyagreestoleaseitspropertylocatedatandtherelatedfacilities(includingfurnitureandappliances)ingoodtenantableconditiontopartybforsizeoftheleasedpropertyisapproximatelyspm.四、租赁期:termoftenancy:4.1租赁期为年,自年月日起至月14日止。续租或退租,应提前壹个月通知甲方。uponexpirationofthetenancy,partyahastherighttotakebacktheentireleasedproperty,andpartybshalldelivertheleasedpropertytopartyaontime.alternatively,partybhavetheoptontorenewthisagreementorquitthisagreementupongivingonemonthpriornoticetopartyabeforetheexpirationofthisagreement.五、租金及付款方法rentandthewayofpayment5.1双方谈定租金为每个月元。therent,agreedbybothparties,ispermonth.5.2应在每个月日之前。partybshallpaymonth’srentinadvance,onorbeforethofeachcalendarmonth.a:汇至甲方指定银行账号,支付租金日期以乙方汇出日期为准。b:以现金方法支付paymentincashc:以支票方法支付paymentincheck5.3因为乙方原因未能按期支付租金,乙方须按日加付其月租金0.5﹪滞纳金。iftherentremainbeingunpaidontime,partybshallbeliabletopayalatepenaltyfeeequalto0.5﹪ofthemonthrentperday.六、确保金(押金):securitydesposit:6.1为确保出租房屋及其设施之安全并完好及租赁期内相关费用之准期结算,乙方同意于签署协议当日支付给甲方租赁押金5300元作为乙方确保协议推行之确保金。toensurethewelfareandgoodconditionoftheleasedpropertyandtherelatedfacilitiesaswellasthepromptpaymentandsettlementofallrelatedchargesdurningthetermoftenancy,partybagreestopaytopartyawithinonedayaftertheagreementsignedasecuritydespositintheamountofassecurityforpartyb’sobligationshereunder.6.2除协议另有约定外,乙方应于租赁期满之日与甲方点清室内设施,并付清全部应付费用后,甲方当日将确保金全额无息退还乙方。unlessotherprovidedinagreement,partyashallreturntopartybtheentiresecuritydespositwithoutinterestthereonuponexpirationofthetenancyorsoonerdeterminationofthisagreementafterpartybsettledallchargesofleasedpropertywithpartya.七、费用担保:payment:7.1租赁期间物业费和取暖费由甲方负担。durningthetermofthetenancy,thepropertymanagementfeesandtheheat-preservationfeesshallbepaidbypartya.7.2房屋冷、热水、电、天然气消耗按每个月查表实数由乙方支付。thecold,hotwater,electricity,andgaspayment(forwaterandtear)ofthepropertyshallbepaidbypartybaccordingtoitsactualpaymentpermonth.7.3电话费、有线收视费按实际费用由乙方交付。partybaccordingtoitszctualpaymentshallpaythepaymentfortelephoneandinternationalchannel.八、出租人责任landlord’sobligations:8.1甲方须按时将出租房屋及其设施以良好状态交付乙方使用。partyashalldelivertheleasedpropertyandtherelatedfacilitiesingoodconditiontopartybonschedule.8.2租赁期内甲方不得收回出出租房屋(除非本协议另有要求)partyashallnottakebacktheleasedpropertydurningthetermofthetenancy.(unles eiptafterreceivingthedeposit.2.除协议另有约定外,甲方应于租赁关系解除且乙方迁空、点清并付清全部应付费用后当日将押金全额无息退还乙方。unlessotherwiseprovidedforbythiscontract,partyawillreturnfullamountofthedepositwithoutinterestonthedaywhenthiscontractexpiresandpartybclearsthepremisesandhaspaidallduerentalandotherexpenses.3.因乙方违反本协议要求而产生违约金、损坏赔偿金和其它相关费用,甲方可在押金中抵扣,不足部分乙方必需在接到甲方付款通知后十日内补足。incasepartybbreachesthiscontract,partyahasrighttodeductthedefaultfine,compensationfordamageoranyotherexpensesfromthedeposit.incasethedepositisnotsufficienttocoversuchitems,partybshouldpaytheinsufficiencywithintendaysafterreceivingthewrittennoticeofpaymentfrompartya.4.因甲方原因造成乙方无法在租赁期内正常租用该物业,甲方应立刻全额无息退还押金予乙方,且乙方有权追究甲方违约责任。ifpartybcan’tnormallyusetheapartmentbecauseofpartya,partyashouldreturnthedeposittopartybatonce.and,partybhastherighttoaskforthecompensationfrompartya.六、甲方义务/obligationsofpartya1.甲方须按时将房屋及隶属设施(详见附件)交付乙方使用。partyawillprovidethepremisesandattachedfacilities(seetheappendixoffurniturelistfordetail)onscheduletopartybforusing.2.房屋设施如因质量原因、自然损耗、不可抗力或意外事件而受到损坏,甲方有修缮并负担相关费用责任。如甲方未在两周内修复该损坏物,以致乙方无法正常使用房屋设施,乙方有权终止该合约,并要求退还押金。incasethepremiseandattachedfacilitiesaredamagedbyqualityproblems,naturaldamagesoraccidents,partyawillberesponsibletorepairandpaytherelevantexpenses.ifpartyacan’trepairthedamagedfacilitiesintwoweekssothatpartybcan’tusethefacilitiesnormally,partybhastherighttoterminatethecontractandpartyamustreturnthedeposit.3.甲方应确保出租房屋享受出租权利,如租赁期内该房屋发生全部权全部或部分转移、设定她项物权或其她影响乙方权益事件,甲方应确保全部权人、她项权利人或其她影响乙方权益第三者能继续遵守本协议全部条款,反之如乙方权益所以遭受损害,甲方应负赔偿责任。partyawillguaranteetheleaserightofthepremises.incaseofoccurrenceofownershiptransferinwholeorinpartandotheraccidentsaffectingtherightofleasebypartyb,.partyashallguaranteethatthenewowner,andotherassociated,thirdpartiesshallbeboundbythetermsofthiscontract.otherwise,partyawillberesponsibletocompensatepartyb’slosses.七、乙方义务/obligationsofpartyb1.乙方应按协议要求按时支付租金及押金。partybwillpaytherentalandthedepositontime.2.乙方经甲方同意,可在房屋内添置设备。租赁期满后,乙方将添置设备搬走,并确保不影响房屋完好及正常使用。partybmayaddnewfacilitieswithpartya’sapproval.whenthiscontractexpires,partybmaytakeawaytheaddedfacilitieswithoutchangingthegoodconditionsofthepremisesfornormaluse.3.未经甲方同意,乙方不得将承租房屋转租或分租,并珍惜使用该房屋如因乙方过失或过失致使房屋及设施受损,乙方应负担赔偿责任。partybwillnottransfertheleaseofthepremisesorsubletitwithoutpartya’sapprovalandshouldtakegoodcareofthepremises.otherwise,partybwillberesponsibletocompensateanydamagesofthepremisesandattachedfacilitiescausedbyitsfaultandnegligence.4.乙方应按本协议要求正当使用该房屋,不得私自改变使用性质。乙方不得在该房屋内存放危险物品。不然,如该房屋及隶属设施所以受损,乙方应负担全部责任。partybwillusethepremiseslawfullyaccordingtothiscontractwithoutchangingthenatureofthepremisesandstoringhazardousmaterialsinit.otherwise,partybwillberesponsibleforthedamagescausedbyit.5.乙方应负担租赁期内水、电、煤气、电话费、收视费、一切因实际使用而产生费用,并按单准期缴纳。partybwillbearthecostofutilitiessuchastelephonecommunications,water,electricityandgasontimeduringtheleaseterm.八、协议终止及解除要求/terminationanddisso
