2025FraserResidence租赁双语合同2025FraserResidenceLeaseAgreementFraserResidence2025租赁合同1.BasicTerms(基本条款)Thisleaseagreement("Agreement")isenteredintoasofthedayof,2025,byandbetweenthelessor("Landlord"),FraserResidence,andthelessee("Tenant"),,collectivelyreferredtoasthe"Parties."本租赁合同（“合同”）由landlords（“房东”）FraserResidence和tenants（“租客”），于2025年月日签订，双方共同称为“当事人”。1.1Parties(当事人)Landlord'sName(房东姓名):Landlord'sAddress(房东地址):Landlord'sContactInformation(房东联系方式):Tenant'sName(租客姓名):Tenant'sAddress(租客地址):Tenant'sContactInformation(租客联系方式):1.2Property(房产)Thepropertytobeleased(the"Premises")islocatedat,,,comprisingresidentialunits,withatotalfloorareaofsquaremeters.出租的房产（“物业”）位于，，，包含个住宅单元，总面积为平方米。2.LeaseTerm(租期)Theleaseterm("Term")shallcommenceon,2025,andexpireon,2025.TheTenantshalltakepossessionofthePremiseson,2025.租期（“期限”）自2025年月日起，至2025年月日止。租客应于2025年月日接收物业。3.RentandPayment(租金及支付)3.1MonthlyRent(月租)TheTenantshallpaytheLandlordamonthlyrentofyuan(RMB),equivalenttoUSD.租客应向房东支付每月租金人民币元（等值美元）。3.2PaymentMethodandDueDate(支付方式及日期)Therentshallbepaidonabasis(monthly/quarterly/annually).Thefirstpaymentofyuan(RMB)isdueby,2025.Subsequentpaymentsaredueonthethdayofeachmonth/quarter/year.租金按方式（月/季/年）支付。首期租金人民币元应于2025年月日前支付。后续租金应于每月/每季/每年的第天支付。3.3LatePaymentPenalty(逾期支付违约金)IftheTenantfailstopaytherentwithindaysoftheduedate,alatepaymentpenaltyof%perdayontheoutstandingamountshallapply.租客如在应付日期后日内仍未支付租金，则按未付金额的%/日收取逾期违约金。4.Deposit(押金)4.1Amount(金额)TheTenantshalldepositasecuritydepositofyuan(RMB),equivalenttoUSD,uponexecutionofthisAgreement.租客应在本合同签订时支付押金人民币元（等值美元）。4.2ReturnofDeposit(押金退还)Thesecuritydepositshallberefundedwithindaysaftertheterminationofthelease,subjecttoadjustmentfordamagesordefaults.租期届满后，押金将在日内退还，如有损坏或违约，金额将相应扣除。5.UseandMaintenanceofPremises(物业使用及维护)5.1PermittedUse(使用用途)ThePremisesshallbeusedsolelyforresidentialpurposesandshallcomplywithallapplicablelawsandregulations.本物业仅限于居住用途，并应遵守所有适用的法律法规。5.2MaintenanceResponsibility(维护责任)TheTenantshallberesponsibleforthemaintenanceandrepairofthePremises,includingbutnotlimitedtofixtures,appliances,andplumbingsystems.TheLandlordshallhandlestructuralrepairs.租客负责物业的维护和修理，包括但不限于固定装置、电器和plumbing系统。房东负责结构修理。6.SublettingandAssignment(转租与转让)TheTenantmaynotsublet,assign,ortransferthisleasewithoutthepriorwrittenconsentoftheLandlord.租客未经房东书面同意，不得将本合同转租、转让或转移。7.RightsandObligationsoftheParties(双方权利与义务)7.1Landlord'sRightsandObligations(房东权利与义务)Toreceiverentontimeasstipulated.按时收取租金。ToensurethePremisesarefreefrompriorencumbrances.确保物业无先前抵押或争议。Toprovidenecessaryfacilitiesandservicesasagreed.提供约定的必要设施和服务。7.2Tenant'sRightsandObligations(租客权利与义务)TooccupyandusethePremisesasagreed.按约定占用和使用物业。TomaintainthePremisesingoodcondition.保持物业良好状态。Tocomplywithalllaws,regulations,andcommunityrules.遵守所有法律法规和社区规定。8.TerminationofLease(合同终止)8.1VoluntaryTermination(协商终止)EitherPartymayterminatetheleaseuponmutualagreement.双方协商一致可终止租赁。8.2TerminationforBreach(违约终止)IfeitherPartybreachesthisAgreement,thenon-breachingPartymayterminatetheleasewithimmediateeffect.任一方违约，守约方有权立即终止租赁。9.CompensationforDefault(违约责任)9.1CompensationforEarlyTermination(提前终止赔偿)IftheTenantterminatesthisleasebeforetheexpirydate,theTenantshallcompensatetheLandlordformonths'rentasliquidateddamages.租客在租期届满前终止本合同，应赔偿房东个月租金作为违约金。9.2CompensationforPropertyDamage(物业损坏赔偿)TheTenantshallcompensatetheLandlordforanydamagetothePremisesexceedingnormalwearandtear.租客应赔偿任何超出正常使用范围的物业损坏。10.GoverningLawandDisputeResolution(法律适用与争议解决)10.1GoverningLaw(适用法律)ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsofChina.本合同受中国法律管辖并依其解释。10.2DisputeResolution(争议解决)AnydisputesarisingfromorrelatedtothisAgreementshallberesolvedthrough友好协商.Ifunresolved,theyshallbesubmittedtothecourtoftheplacewherethePremisesarelocated.因本合同引起的任何争议应通过友好协商解决。若协商不成，应提交物业所在地的法院解决。11.ForceMajeure(不可抗力)NeitherPartyshallbeliableforfailuretoperformthisAgreementduetounforeseeableanduncontrollableevents.任一方因不可预见且不可控的事件无法履行本合同，均不承担责任。12.Notice(通知)AllnoticesunderthisAgreementshallbeinwritinganddeemedeffectiveuponreceipt.本合同项下所有通知均应书面形式发出，于收到时生效。13.EntireAgreement(完整协议)ThisAgreementconstitutestheentireunderstandingbetweenthePartiesandsupersedesallprioragreementsorunderstandings.本合同构成双方之间的完整理解，取代所有先前的协议或理解。14.Amendments(修改)AnyamendmentstothisAgreementmustbemadeinwritingandsignedbybothParties.对本合同的任何修改均须书面形式，并由双方签署。15.
