TheLesseeshallusethePremisessolelyfor[DescribedUseofthePremises]andshallnotusethePremisesforanyillegalpurposeorinanymannerthatwouldconstituteanuisancetotheLessorortoanyotherpersonorentity.
4.**MaintenanceandRepairs**
TheLessorshallmaintainthePremisesingoodrepair,exceptfornormalwearandtear.TheLesseeshallmaintaintheinteriorofthePremisesingoodconditionandshallpromptlyrepairanydamagecausedbytheLesseeortheLessee'semployeesoragents.
5.**SecurityDeposit**
UponexecutionofthisAgreement,theLesseeshallpaytotheLessorasecuritydepositintheamountof[AmountofSecurityDeposit].ThesecuritydepositshallbeheldbytheLessoruntiltheterminationofthisAgreementandshallbereturnedtotheLesseewithin[NumberofDays]daysfollowingtheterminationofthelease,lessanysumsduetotheLessor.
6.**Termination**
EitherpartymayterminatethisAgreementupon[NoticePeriod]days'writtennoticetotheotherparty.Intheeventoftermination,theLesseeshallpaytheLessoraprorataportionoftherentfortheremainingtermofthelease.
7.**AssignmentandSubletting**
TheLesseemaynotassignorsubletthePremiseswithoutthepriorwrittenconsentoftheLessor.
8.**Insurance**
TheLesseeshallmaintainatitsownexpenseallnecessaryinsurancecoverageforthePremises,includingbutnotlimitedtoliabilityinsurance,propertyinsurance,andworkers'compensationinsurance.
9.**GoverningLaw**
ThisAgreementshallbegovernedbyandconstruedinaccordancewiththelawsof[Jurisdiction].

TheLessorshallmaintainthePremisesingoodrepair,exceptfornormalwearandtear.TheLesseeshallmaintaintheinteriorofthePremisesingoodconditionandshallpromptlyrepairanydamagecausedbytheLesseeortheLessee'semployeesoragents.TheThirdPartyshallberesponsibleforcoordinatinganynecessaryrepairsandmaintenance.
5.**SecurityDeposit**

-InspectthePremisesatreasonabletimestoensurecompliancewiththeleaseagreement.
-TerminatethisAgreementiftheThirdPartyfailstofulfillitsobligationsunderSection6.
-ReceivetimelyandaccuratereportsandupdatesfromtheThirdParty.

ThePrincipalPartiesshall:
-PaytherentandanyothersumsdueunderthisAgreement.

TheLesseeshallmaintainatitsownexpenseallnecessaryinsurancecoverageforthePremises,includingbutnotlimitedtoliabilityinsurance,propertyinsurance,andworkers'compensationinsurance.TheThirdPartyshallensurethatsuchinsuranceisinplaceandmaintained.
13.**GoverningLaw**

14.**Confidentiality**
