thedeposit.Inopposite,PartyBterminatesthecontractthenPartyBshallforfeitthedeposit.2.乙方延付费用：乙方应按合同规定支付上述费用，若逾期5日未付，除应及时支付所欠费用外，还应每天支付甲方月租金的0.5％滞纳金；延期超过10天,甲方有权单方面解除合同并没收押金及保留追索欠款及索赔的权利。PartyBshallpaytheaboverentandallotherfeesinaccordancewiththeprovisionsofthisContract.Iftherentisnotpaidwithinfivedaysfromtheduedate,PartyBshall,inadditiontopaytherentinarrears,payPartyAlatepaymentchargeof0.5%ofmonthlyrentperdayoflatepayment.Ifthepaymentofrentisoverduebymoretendays,PartyAshallhavetherighttounilaterallyterminatethisContractandconfiscatethefullamountofdepositpaidbyPartyBandhavetherighttogetbackthepaymentinarrearsandcompensation.六、不可抗力：Miscellaneous:房屋由于火灾、恶劣天气、战争或其它甲方不可抗拒因素，而不是因为乙方直接或间接的疏忽及故意行为造成房屋毁坏而不能被正常使用及居住时，乙方从该日起停止支付租金，直至房屋可再被使用及居住为止，如该房屋因任何不能归因乙方的原因不能正常使用超过20天，乙方有权终止合同并无需承担任何责任，甲方应退还全部押金及预付租金。甲方根据自己的意愿及经济、实际意义等原因，没有义务必须修缮复原房屋。若此情况发生，甲方应书面通知乙方，并在做出上述通知的十天之内将押金及预付租金全部退还乙方。Iftheleasedpropertyaresubstantiallydestroyedordamagedbyfire,badweather,war,forcemajor,orothercausesbeyondthecontrolofPartyAnotattributabledirectlyorindirectlytothenegligenceormaliceofPartyBorareotherwiserenderedunfitforuseoroccupation,therentshallceasetobepayablefromthedatetheleasedpropertybecomeunfitforuseoccupationuntiltheleasedpropertyshallagainberenderedaccessibleandfitforuse,ifthelesson’spropertycannotbeproperlyusedforanyreasonsbeyond20days,PartyBhastherighttoterminatetheagreementwithoutanyliabilities,thereof,PartyAshallrefundthedepositandthepre-paidrent,however,thatthePartyAshallbeundernoobligationtorepairtheleasedproperty,wheninPartyA’sopinion,itisnotreasonablyoreconomicallyorpracticallytodoso.Ifsuchaneventoccurs，PartyAshallgiveawrittennoticetoPartyB,andthedepositpaidbyPartyBandthepre-paidrent.七、适用法及争议的解决：Legislation&ArbitrationoftheDispute:本租约受中华人民共和国法律的约束，如发生与本租约有关的争议，由双方友好协商解决，协商不成，提请设在北京的中国国际经济贸易仲裁委员会，依该委员会在仲裁申请提出时有效的仲裁规定进行仲裁，仲裁在北京进行，仲裁语言为汉语，仲裁裁决是终局的，对双方当事人均有约束力。ThisLeaseAgreementisunderthelegalauthorityofPRC.Incaseanydisputearisesoverthisagreement,thetwopartiesshallnegotiatefriendly,iffailed,shallsubmittothechina
