天府软件园c、d区屋面防水工程物业维修承接范围：主要承接外墙防水、乳胶翻新、外墙装饰材料修复、管道更换改建等。实施工程有：温江大庆蜀苑共135幢住宅外墙涂料翻新、防水、总工程量叁佰叁拾万平方米、博瑞优品道、都市花园优品上东震后变形维修、防水；武海美丽南庭外墙乳胶漆修补、西部鞋都外墙乳胶漆翻新、博雅新城一期震后防水、兴元绿洲外墙防水维修等。一、 现场施工人员安排及职责现场总负责人1名 施工安全负责人1名工程技术管理1名现场协调人员安 全 员普通工技术工质 检 员材 料 管 理 员计 划 管 理 员3名1名1名2名1名1名5名二、 施工管理及职责1、 项目经理职责：全权负责项目的组织指挥工作。2、 总工程师职责：负责工程技术质量及其检查督促工作，确保工程质量。3、 施工安全负责人职责：负责工程现场技术人员及其它人员的过往安全，指挥督促工作，确保安全施工、文明施工、按计划施工。4、 材料员职责：负责材料的收货发料和保管，严把材料的质量与数量关，防止材料超耗、损坏和遗失。5、 质量、安全员职责：负责工程质量与现场安全检查，杜绝安全事故，做好防火、防盗工作，确保施工安全和质量。6、 计划及材料管理员职责：负责工程进度计划，工程日志和工程相关文件资料的编制，整理归档，以及在工程在施工中增加的项目，上报公司。三、 施工材料组织安排根据本次防水工程施工的要求，我公司对本工程的施工作如下组织安排：1、 购料渠道：l 采用gdr中性防水密封胶，基层防水材料采用tk2011防水涂料、聚氨酯高分子防水树脂。2、 购料方式l 为了确保材料按时、按质、按量供应、必须与施工进度紧密配合，我公司和中澳防水生产厂家长年合作，材料随时配送到施工现场。四、 施工方案及主要技术措施经现场勘察，贵公司漏水现象属楼顶彩钢瓦排水天沟铁槽防水层损坏锈穿，原施工单位未做防水及防锈处理、楼顶原有彩钢瓦接缝大部分未做防水处理及少部分已做防水处理的地方密封胶老化、彩钢瓦顶部四周与墙体接缝处原有防水密封胶老化裂缝、部分铆钉部位和铁皮搭缝处腐蚀锈穿、水塔及天窗铝塑板原有防水层老化损坏。综合上诉原因特制定以下施工方案施工工艺：1、首先对屋面进行全方位清理，排水天沟的淤泥垃圾清理转运。1.1 基层清理时必须将基层表面的异物、尘土杂物清扫干净。阴阳角等处更应仔细清理，若有油污、铁锈等，应以砂纸、钢丝刷、溶剂等予以清除干净。 1.2 预制铁槽天沟与女儿墙部位的原涂料层应铲除干净，并清理干净灰尘。1.3 预制铁槽天沟靠女儿墙的松动、脱离处，用铆钉先固定牢靠，以免影响防水层施工。2、排水天沟连接处以及腐蚀锈穿部位用细砂打磨并粉刷防锈漆，然后采用gdr密封胶对接缝处及锈穿部位进行防水密封，然后天沟整体使用tk2011满刷，待基层防水干涸后，全面刷一层聚氨酯防水树脂。3、对清理后的屋面彩钢瓦接缝处进行全面gdr密封补缝。再全面粉刷聚氨酯防水树脂2遍。4、对整个屋面四周彩钢瓦接缝处原有老化防水胶全面清除再用gdr密封胶填补密封，待干涸后再涂刷一层德高防水渗透剂。最后再粉刷聚氨酯防水树脂。五、 工期保证措施l 编制好施工组织、人事计划，待合同签订施工人员能快速、准时进场。l 预先编制好材料进场计划，保障材料按时、保质、保量供应。l 实行奖罚分明的问责制度。l 各施工班组密切配合做好交叉施工工作。l 大风或大雨天气，为保证施工安全和施工质量，应停止施工。l 本项工程按 7 天工期安排，留 3 天提前量。六、 质量保证措施l 甲、乙双方成立质检小组，根据国家建筑工程验收的标准对工程进行分期分批中间检查、验收，做到少返工，确保高质量、高安全。l 决不偷工减料，工艺施工到位，严格按“操作规程”施工。七、质量承诺“聚氨酯”及“德高”防水涂料创研于澳大利亚巴斯夫技术，技术配方均由德高公司提供，产品质量完全符合中国国家无毒害产品标准。“德高”防水涂料为高品质涂料，具有优异的耐候性、耐洗刷性、耐酸碱性、耐高温、防低寒、防腐、防老化力强，使用寿命可保持十年。八、安全文明施工1) 坚持安全施工，全体员工必须树立安全第一思想，严格遵守安全施工操作规程，杜绝一切安全事故的发生。2) 坚持严格按安全施工操作规程施工。3) 做好现场安全防护，做好施工手脚架，安全网等设施的检查，发现损坏及时交换。进入施工现场必须头戴安全帽，胸佩工作牌，着统一制式工装上班。4) 不得私拉乱接电线，用电设备必须安装触电保护器，防止触电事故。5)
