附录 中文翻译房地产市场调查报告为了成功的完成沈阳宏发新城的可行性研究报告,对沈阳市宛城区的房地产现状及市民的可接受程度与经济状况有初步了解,特进行了沈阳市的房地产调查。我组调查人员有:董怀全、屈建军、杨俊萍、孙鹏、李旭峰、齐永林。与2009年12月14日12月25日两周的时间,在本项目周围区域及市中心区域进行问卷调查,共发放调查问卷300多份,回收300份。回收调查问卷全部为有效问卷调查结果如下:受访者的职业分布于各行各业,在受访的300位市民中,男性市民188名,女性市民112名,其中私营企业主60名,机关事业单位干部25名,企业管理人员30名,其他职业的分布也较均衡。在受访者中,家庭月总收入在3000-4000元的有147名,4000-5000元的有82人,5000-10000元的有62名,10000元以上的9人。相应的市民可接受的房屋单价分布为1500-2000元/平方米的有136人,2000-2500元/平方米的为78人,2500-3000元/平方米的为28人,3000-3500元/平方米的有34人,3500以上的仅有26人。由此可以知道,沈阳市的消费水平与工资水平较低,房屋的单价不宜定高,否则会给销售上带来难题。对住宅外墙调查一项显示:传统的白色和砖墙色仍占据人们的喜好。不过随着社会的发展,在个性突出的新时期,其中蓝色、黄色、绿色等其他颜色放入住宅外墙也慢慢的得到越来越多人的认可。对于住宅类型,调查结果显示高层住宅和小高层住宅快速的得到人们的认可,看来,人们已经在渐渐摆脱住7层以下的观念。这也是现在房地产开发中,越来越多的高层出现在人们面前的原因。停车位置大部分人希望停在地下室,一来可以节约土地资源,二可以不影响小区的住宅环境。另外小区内的功能设施,现在人们不再满足小区仅仅是住宅的需求,现在各种功能设施如阅览室、室外健身设施、运动场等也要出现在小区内,提高生活的质量。影响人们购房的因素很多,其中小区配套、周围环境、价格、建筑设计、小区规划、物业管理、工程质量、地段、公共交通条件等,被认为购房必须考虑的因素。对户型和面积的调查中,在受访者中,预购两室两厅、三室一厅、三室两厅的人较多,而愿购两室一厅的仅有35人,相应的计划购房面积在100-130平方米的有80人,80-100平方米的有105人,占潜在客户的比例为48.6、。因此在户型设计中,应以两室两厅、三室一厅、三室两厅,面积在80-130平方米的为主。关于室外配套的调查,在受访者中,有148名认为小区必须有室外健身设施,114名选择室外儿童游乐设施,119名认为阅览室很有必要,因此对配套设施的选择应结合小区面积和用户意愿选择。、为有效制定销售策略,我们做了关于付款方式和销售渠道的调查,在428名受访者中,有146名选择家庭存款,44名选择政府贷款,168名选择银行带快,借款或其他方式的有84名,且对付款方式的选择有247人选择分期付款,86人选择按揭,101人选在一次付清。在销售渠道的调查中,电视、报纸、网络的宣传度占89.5、,因此可以这三种方式为主要宣传方式,辅以其他形式的宣传。综上所述,可以得出以下调查结论:(1)沈阳市的现有房地产市场中,发展商品住宅与经济适用房还有很大市场空间,但各种周边设施还有待带动与发展。(2)沈阳市的消费水平与工资水平较低,房屋的单价不宜定高,否则会给销售上带来难题。(3)要充分做好因为销售期长而带来的风险准备,短期收回投资较难。(4)在规划方案中,户型设计应以两室两厅、三室一厅、三室两厅,面积在80-130平方米的为主。(5)可以电视、报纸、网络的宣传为主要宣传方式,辅以其他形式的宣传。销售策略的制定应主要针对家庭存款和银行贷款制定相应的销售策略,并对各种付款方式做相应计算及规定。(6)因此对配套设施的选择应结合小区面积和用户意愿选择。外文原文real quality of life.many factors influence people to buy a house, in which neighborhoods, the environment, price, architectural design, community planning, property management, construction quality, location, public transportation, etc., are considered the purchase to be taken into account.size and area of investigation, in the respondents, futures liangshiliangting, sanshiyiting, sanshiliangting
