房屋租赁合同范本英文版leaseagreementthisleaseagreement(the"agreement")ismadeandenteredintoasof[insertdate],andbetween[insertlessor'sname]("lessor"),a[insertlessor'sentitytype,e.g.,corporation,limitedliabilitypany,etc.]organizedandexistingunderthelawsof[insertstate/countryofincorporation],and[insertlessee'sname]("lessee"),a[insertlessee'sentitytype,e.g.,individual,corporation,limitedliabilitypany,etc.]organizedandexistingunderthelawsof[insertstate/countryofincorporation].referencesinthisagreementto"theproperty"shallmeanthefollowingdescribedproperty:[insertdetleddescriptionoftheproperty,includingaddress,unitnumber,etc.].1.leaseoftheproperty1.1leaseterm.thepartiesagreethatthetermofthislease(the"leaseterm")shallmenceon[insertmencementdate]andshallexpireon[insertexpirationdate].1.2rent.thelesseeshallpaytothelessormonthlyrentintheamountof[insertrentamount]("rent")duringtheleaseterm.thefirstmonth'srentshallbedueandpayableontheearlierof(a)thedateofexecutionofthisagreementor(b)thedateonwhichthelesseetakespossessionoftheproperty.subsequentmonthlyrentpaymentsshallbedueonthesamedayofeachmonthduringtheleaseterm.1.3securitydeposit.thelesseeshallpaytothelessorasecuritydepositintheamountof[insertsecuritydepositamount]("securitydeposit")uponexecutionofthisagreement.thesecuritydepositshallbeheldthelessorassecurityfortheperformanceofthelessee'sobligationsunderthisagreementandshallbereturnedtothelesseewithin[insertnumberofdays]aftertheexpirationorterminationofthisagreement,lessanyamountswithheldtocoverdamagetothepropertyortooffsetunpdrentorotherfees.2.useofthepropertythelesseeshallusethepropertysolelyfor[insertpurposeofuse,e.g.,residential,mercial,etc.],andshallnotusethepropertyforanyillegalorimproperpurpose.3.mntenanceandreprs3.1lessee'sobligations.thelesseeshallberesponsibleforthemntenanceandreproftheproperty,includingbutnotlimitedtothefollowing:(a)keepingthepropertycleanandfreeoftrashanddebris;(b)repringandreplacinganydamagedorbrokenfixtures,appliances,orotheritems;(c)mntningthepropertyinasafeandhabitablecondition;and(d)obtningandmntningallnecessaryinsurancecoverageforthepropertyandthelessee'spersonalproperty.3.2lessor'sobligations.thelessorshallberesponsibleforthemntenanceandreproftheproperty'sstructuralponents,includingbutnotlimitedtothefollowing:(a)thebuildingstructure;(b)theroof;(c)thefoundation;and(d)theplumbing,electrical,andheatingsystems.4.insurancethelesseeshallobtnandmntnduringtheleasetermprehensivegeneralliabilityinsuranceinanamountnotlessthan[insertinsuranceminimumamount]namingthelessorasanadditionalinsured,andshallprovidethelessorwithacertificateofinsuranceevidencingsuchcoverageuponrequest.5.terminationoftheagreement5.1eitherparty.eitherpartymayterminatethisagreementupon[insertnoticeperiod,e.g.,30days']writtennoticetotheotherparty.5.2lessor.thelessormayterminatethisagreementimmediatelyuponwrittennoticetothelesseeifthelessee:(a)flstopayrentoranyotheramountdueunderthisagreement;(b)breachesanyothermaterialprovisionofthisagreement;or(c)flstovacatethepropertyupontheexpirationoftheleaseterm.6.indemnificationthelesseeshallindemnifyandholdharmlessthelessorfromandagnstanyandallclms,demands,actions,suits,losses,damages,liabilities,andexpenses(includingbutnotlimitedtoattorney'sfeesandcostsofdefense)arisingoutoforinconnectionwiththelessee'suseoroccupancyoftheproperty,excepttotheextentsuchclms,demands,actions,suits,losses,damages,liabilities,andexpensesarecausedthelessor'snegligenceorwillfulmisconduct.7.generalprovisions7.1assignment.thelesseeshallnotassignthisagreementortransfertheleaseofthepropertywithoutthepriorwrittenconsentofthelessor,whichconsentmaybewithheldin7.2subletting.thelesseeshallnotsubletorpermitanythirdpartytouseoroccupythepropertywithoutthepriorwrittenconsentofthelessor,whichconsentmaybewithheldinthelessor'ssolediscretion.7.3entireagreement.thisagreement(includinganyexhibitsorattachmentshereto)constitutestheentireagreementbetweenthepartiesandsupersedesallprioragreements,understandings,negotiations,anddiscussions,whetheroralorwritten,oftheparties.7.4amendment.thisagreementmaybeamendedormodifiedonlyawritteninstrumentexecutedbothparties.7.5GoverningLaw.ThisAgreementshallbegovernedandconstruedinaccordancewiththelawsof[insertjurisdiction,e.g.,theStateofNewYork].7.6disputes.anydisputesarisingoutoforinconnectionwiththisAgreementshallberesolvedarbitrationinaccordancewiththerulesofthe[insertarbitrationassociation,e.g.,AmericanArbitrationAssociation],andthedecisionofthearbitrator(s)shallbefinalandbindingupontheparties.7.7notice.anynoticeorothermunicationrequiredorpermittedunderthisAgreementshallbeinwritingandshallbegiven[insertnoticemethod,e.g.,handdelivery,registered,e]tothepartiesattheaddressessetforthinthisAgreementortosuchotheraddressasthepartiesmaydesignatewrittennotice.7.8severability.ifanyprovisionofthisAgreementisheldtobeinvalidorunenforceable,theremnderoftheAgreementshallremninfullforceandeffectandshallinnowaybeaffected,impred,orinvalidated.7.9wver.theflureofeitherpartytoenforceanyprovisionofthisAgreementshallnotbedeem
