2、业及其设施作居住用途，面积约PartyAshallletandPartyBshalltakethePremisesanditsfacilitiessituatedinParkAvenue4#-17C(Building)Chaoyang(District),Beijing,P.RChinawithanareaofabout177squaremetersforresidentialuseincleanandtenantablecondition.4租赁期：TheTerm:4.1租赁期为24个月，自2009年_6_月_J2_日起至2011年_6_月日止。Periodofmonths,commenci

3、ngonJune12.2009andexpiringonJune11,2011.4.2租赁期满，甲方有权收回全部出租房屋及其设施，乙方应如期交还，乙方要求续租，须在本合同期满前一个月向甲方提出申请，并有优先租赁权。Uponexpiration.PartyAisentitledtorecovervacantpossessionofthePremises.PartyBmustreturnthePremisesonorbeforetheexpiredatePartyBcanapplyfortenancyrenewalbygivingmonthadvaneewrittennoticetoPartyA.

4、5租金：Rent:5.1租金每月为美元/13500人民币。ThemonthrentalisUS$/RMB13500.5.2房租支付方式为月付，应于每付款月前五天支付当月租金，如乙方过期未付，须按日加租金0.5%滞纳金，超过十五天未付视作自动退租并按本合同书条款规定办理Rentalpaymentissettledforpermonthandistobepaidwithin5daysbeforethebeginningofeveryconsecutivecalendarmonth.IfPartyBdefaultstopayrent,PartyAhastherighttoclaimforintere

8、rtyBmustsettlethebillaccordingly.7.3物业费由甲方支付。PartyAPaysforthemanagementfee.8. 出租人责任：Landlord'sResponsibtiies:8.1租赁期内甲方不得无故收回房屋，如甲方中途要求收回房屋，乙方可以拒绝，协商不成，甲方应有所赔附并退还押金。Duringthecontinuousofthetenancy,partyAshallnottakepossessionofthepremiseswithoutanyreason.IfpartyArequeststotakepossessionofthepremi

9、ses.PartyBshallrefuseforsuchrequest.8.2租赁房屋内各项设施如上下水，暖气等设施损坏，甲方有义务与该物业管理部门联系，进行维修及处理。Ifthereisanydamageofthecommonfacilitiesintheleasedproperty,partyAshouldcontractwiththemanagementdepartmentanddealwiththemintime.9. 租赁人的责任：Tenant'sResponsibilities:9.1租赁期内未经甲方同意，乙方不能转让其所租房屋，私自转让无效。PartyBshallhave

10、norighttosuds-letorletinpartofinfullofthepremisestoathirdpartywithouttheconsentofpartyA.9.2乙方应爱护房屋及其设施，如因使用不当导致损坏应负责赔偿。PartyBshallkeepalltheinteriorthepremisesingoodconditionintheeventofanydamageofthefixture,facilities,furniturecausedbypartyBpartyBshallreimbursetopartyB,partyBshallreimbursetopartyAa

11、llrepairingcostsandexpensesincused.9.3乙方不得使用甲方提供的房屋进行违法活动，储藏违法物品或危险物品。PartyBcan'doanyillegalactivityintheleasedpropertybypartyAandanyillegalordangerousArticlesisforbidden.9.4在房内有的装饰和设施之外，乙方如要增加设备或其它装修需征得甲方同意，租赁期满必须恢复原状，并承担其费用，经甲方验收认可后还甲方。PartyBmusthavetheconsentofpartyAbeforemakinganyalterationo

12、ftheinteriororfacilitiesofthepremisespartyBshallhavetoreturnthepremisestopartyAinitsoriginalconditionuponexpirationofthetenancy.10. 争议的解决：Arbitration:凡执行本合同或本合同有关大争议，由双方友好协商解决，协商不成，提请北京仲裁委员会协调，如乙方对仲裁结果不满，可寻求其他法律形式解决。Bothpartiesshallsettleanydisputeinafriendlymannerandingoodfaith.Ifnoagreementcanbema
