1、租房合同-英文样本Tenancy-Apartment-amended-companyword版本TENANCY AGREEMENTTHIS AGREEMENT is made on the _ day of _ Two Thousand and _ (20_) between: (hereinafter called “the Landlord” which expression where the context so admits shall include all persons having title under the Landlord) of the one part and (
2、hereinafter called “the Tenant” which expression where the context so admits shall include the successors and permitted assigns of the Tenant) of the other part.Now it is hereby agreed and declared as follows:-Demise1.The Landlord agrees to let and the Tenant agrees to take all that premises situate
3、d and known as _together with the furniture, fixtures and fittings therein belonging to the Landlord (hereinafter called “the said premises”) as specified in the Inventory List attached hereto for a period of _ (_) months from _ to _ the Tenant paying therefore to the Landlord a monthly rent of Sing
4、apore Dollars _Only (S$_) to be apportioned as follows:a) a monthly sum of Singapore Dollars _Only (S$_) being the rent of the said premises and b) a monthly sum of Singapore Dollars _Only(S$_) being the rent for the said furniture, fixtures and fittings and maintenance and service charge;payable mo
5、nthly in advance without deduction or demand. The payment is to be made on the _ day of each calendar month. The first payment to made on or before the signing of this agreement.Deposit 2.Upon the execution of this agreement, the Tenant shall pay to the Landlord a sum of Singapore Dollars _Only (S$_
6、) being the equivalent to _ (_) months rent being a deposit to be held by the Landlord as security for the due performance and observance by the Tenant of all and singular the several covenants, conditions, stipulations and agreements on the part of the Tenant herein contained shall not be deemed to
7、 be treated as payment of the rent and the same shall be refunded to the Tenant without interest on the expiration of term hereby created less such as may be due to the Landlord upon the Tenant vacating the said premises and delivering possession thereof to the Landlord in a satisfactory state and c
8、ondition.Tenant3.The Tenant hereby covenants with the Landlord as follows:-covenants Rent(a)To pay the deposit and the rent on the day and in the manner aforesaid without any deduction whatsoever.Rates, (b)To pay throughout the term all charges for the supply of water, electricity and gas and any ch
9、arges etcwater borne, sewerage system and any equipment or appliances supplied and charged by the Power Supply Ltd or any other relevant authority payable in respect of the said premises including any tax payable thereon.Tenantable (c)To keep the interior of the said premises and all additions there
10、to including the flooring andrepair interior plaster or other surface material or rendering on walls and ceilings and the Landlords furniture, fixtures and fittings therein including doors, windows, all shutters, locks, fastenings, sanitary water apparatus, electrical installations and the painting,
11、 white-washing, colour-washing and decoration thereof in good and tenantable repair and condition during the tenancy ( fair wear and tear and damage by fire, lightning, explosion, riot, civil commotion or any other causes not arising out of the act or default of the tenant excepted save where the in
12、surance monies are rendered irrecoverable in consequence of the act or default of the Tenant. Renovation(d)Not to make or permit to be made any alteration in the internal construction or arrangement or in the external or interior appearance or the present scheme of decoration of the said premises wi
13、thout the written consent of the landlord first had and obtained and if requested by the Landlord, the tenant shall restore the said premises to their original state and condition at the Tenants expense.Subletting(e)Not to assign, sublet or part with the possession of the said premises, provided in
14、case of the Tenant being a limited company, this prohibition shall not apply to occupation of the said premises by a bona fide employee of the tenant. Private (f)To use the said premises as a private residence for the personal occupation of the tenant residence( except in the case of a limited compa
15、ny as in the last sub-clause mentioned ) and not to do or permit to be done upon the said premises anything which in the opinion of the Landlord may be or may become a nuisance or annoyance to or in any way interfere with the quiet and comfort of the occupants of adjoining building or any other adjo
16、ining occupier or the neighbourhood and not to use the same for any illegal or immoral purpose.Inflammable(g)Not to keep or permit to be kept on the said premises or any part thereof any materials of a materialsdangerous or explosive nature or the keeping which may contravene any local statute or re
17、gulations or by-law or in respect of which an increase rate of insurance is usually or may actually be required or the keeping of which may cause the fire policy in respect thereof to become null and void.Carry out(h)To permit the Landlord and the Landlords agents, surveyors and workmen with all rep
18、airsnecessary appliances to enter upon the said premises at all reasonable times by prior appointment save in the case of actual emergency for the purpose either of viewing the condition thereof or of doing such works and things as may be required for any repairs, alternations or improvements either
19、 of the said premises or any parts of any building in which the said premises may be comprised or adjoined.Viewing(i)To permit the Landlords agent and prospective clients with written authority from the Landlord to enter upon the said premises at reasonable times by prior appointment to view the pre
20、mises for the purpose of sales of the property.Tenant not to(j)Not to do or permit to be done anything whereby the policy or policies of insurance on the void insurancesaid premises against damage by fire may become void or voidable or whereby the premium thereon may be increased.No exhibit(k)Not to
21、 affix paint or otherwise exhibit on the exterior of the said premises or the window thereof or any part thereof any name-plate, signboard, placard, poster or advertisement of any flag-staff or other things whatsoever save only the name of the tenant or the occupant employee of the Tenant in some pl
22、ace or places only and not elsewhere and in such manner and position only as shall be approved by the Landlord.Not to affix(l)Not to install additional electrical points or fixtures or fittings without the previous consent w/o approval in writing of the Landlord.Pass to (m)During the eight (8) weeks
23、 immediately preceding the determination of the tenancy to premisespermit persons with written authority from the Landlord for the Landlords agent and prospective clients at reasonable times of the day to view the said premises for the purpose of letting same and to yield up the same at the determin
24、ation of the tenancy in such good and substantial repair as shall be in accordance with the conditions and stipulations herein contained and with all locks, keys and fastenings complete.Stamp duties(n)The costs of and incidental to the documentation and stamping of this agreement in duplicate shall
25、be borne by the tenant and paid forthwith.Bills(o)To pay all charges for the telephone including trunk calls charged by the Telecommunication Authority of Singapore or any other relevant authority.Service of(p)To engage a competent firm to carry out regular servicing and maintenance of the air-Air-c
26、onconditioners, the charges for which shall be the responsibility of the Tenant and the Landlord shall pay for all necessary repairs of the air-conditioners.Replacement(q)To replace the cooker hood filter as and when the same requires replacement.Replacement(r)To be responsible for replacing of bulb
27、s occasioned by fair wear and tear.Minor repair(s)To keep and maintain all electrical items and appliances in good tenantable condition (fair wear and tear accepted). To be responsible for all minor repair of the said premises (fair wear and tear accepted) not exceeding a total amount of S$ for one
28、individual item at one time throughout the term hereby created.Landlord4.The Landlord hereby agrees with the Tenant as follows:-covenantTaxes(a)To pay all present and future property taxes assessment and outgoings (except as aforesaid) which or may hereinafter be charged or imposed on the said premi
29、ses including any surcharge payable thereon.Insurance(b)At all times throughout term hereby created to keep the said premises insured against loss or damage by fire to the full insurable value thereof and to pay the premium in respect thereof.Tenantable(c)To keep the roof and exterior of the said pr
30、emises and the main walls and structure and the repairmain drains and sewerage pipes thereof in good tenantable repair throughout the term hereby created.Quiet (d)That the Tenant paying the rent hereby reserved and observing and performing the several enjoymentcovenants, stipulations on the Tenants
31、part herein contained shall peaceably hold and enjoy the said premises during the tenancy without any interruption by the Landlord or any person rightfully claiming under or in trust for the Landlord.5.Provided always and it is expressly agreed as follows:-Determination(a)If the rent hereby reserved
32、 or any part thereof shall at any time be unpaid for seven (7) days of tenancyafter becoming payable (whether formally demanded or not) or if any conditions or stipulations herein contained on the Tenants part to be performed or observed or if the Tenant or any other person in whom for the time bein
33、g the tenancy shall be vested shall become bankrupt to enter into any composition with the Tenants creditors or suffer any distress or execution to be levied on the Tenants goods or if the Tenant being a company shall go into liquidation whether voluntarily (save for the purpose of amalgamation or r
34、econstruction) or compulsorily then and in any of the said cases it shall be lawful for the Landlord at any time thereafter to re-enter upon the said premises or any part thereof in the name of the whole and thereupon this tenancy shall absolutely determine but without prejudice to the right of acti
35、on of the Landlord in respect of any antecedent breach of this agreement by the Tenant.Interest(b)In the event of the rent, remaining unpaid for seven (7) calendar days after becoming payable (whether formally demanded or not) it shall be lawful for the Landlord to claim an interest equivalent to th
36、e then market rate of interest on the amount unpaid calculated as from the date payable.Fire(c)In the event of the said premises or any part thereof at any time during the said term being so damaged or destroyed by fire or otherwise as to render the said premises unfit for use or occupation then (ex
37、cept where such fire or otherwise has been caused by the default or negligence of the Tenant or the Tenants servants or agents) the rent hereby reserved or a fair and just proportion thereof according to the nature and extent of the damage sustained shall be suspended until the said premises shall a
38、gain be rendered fit for occupation and use.Notice(d)In case the said premises shall be destroyed or damaged as in the last sub-clause mentioned, either party if they so think fit shall be at liberty by notice in writing to determine the tenancy hereby created and upon such notice being given the te
39、rm hereby granted shall absolutely cease and determine but without prejudice to any antecedent breach of this agreement by either party.Accidents(e)The Landlord shall not be liable to the Tenant or the Tenants servants, agents or other injurypersons in the premises or persons calling upon the Tenant
40、 for any accidentals happening, injury suffered, damaged to or loss of any chattel or property sustained on the premises.Option to (f)The Landlord will on the written request of the Tenant made two (2) months before the renewexpiration of the term hereby created and if there shall not at the time of
41、 such request be any existing breach or any non-observance of any of the covenants and conditions on the part of the tenant herein contained at the expense of the said premises for a further term of twelve (12) months from the expiration of the term hereby created at a rental to be mutually agreed u
42、pon between the Landlord and the Tenant and containing the like covenants, stipulations, and provisos as are herein contained with the exception of this present covenant for renewal.Diplomatic (g)In the event that the employee _ of the Tenant who is clauseoccupying the said premises at the commencem
43、ent of the tenancy is:i) Deported from Singapore; orii) Refused permission by the Singapore Government to reside in Singapore; oriii) Transferred or relocated from Singapore to another country, or is no longer in the employ of the tenant, the Tenant shall, subject to satisfactory documentary evidenc
44、e, be at liberty to terminate the terms hereby created upon giving to the landlord two (2) months notice in writing or by payment of two (2) months rent in lieu of such notice, provided that _ ( ) calendar months shall have lapsed from the date of commencement of this agreement and upon the expiry of any such notice this agreement shall cease and determine but without prejujice to the rights
