16、Games andother即使用户的损失超过所欠之管理费及相关费用,用户仍不会以此为由抗辩管理公司追讨该项管理费及利息之权利。3用户需付的费用3.1 电 费电费:按实际电表读数收取每月的电费,按供电局每度电收费标准计算,管理处另向每个用户加收10%作为电力设备之功率消耗;3.2 水费用户只使用厕所用水,故水费由管理费支付。如需特别供水安排,则按政府规定的标准另行收费,另加收15%作为行政费用;3.3 空调费用办公室空调供应时间为:星期一至星期五:上午8: 00 至下午6: 00 分;星期六:上午 8: 00 至 12: 00 时:星期日 / 公众假期:关闭超时空调收费:超时空调每时段(时间段

17、:每天17: 30-22: 00、周六13:00-17:30、周日08:00-13:00、周日13:00-17:30)收费200元;3.4 审图费200平方米以下之审图费为人民币500元;200平方米以上之审图费为人民币1, 000元;以上所收取之费用概不退回3.5 装修押金及装修服务费用户装修前每单元需缴交人民币5, 000元押金, 待装修完毕,验收合格后,无息退回。3.6 装修服务费3.6.1 装修工人专用出入证贵户之装修施工人员必须办理装修人员出入证,作为出入本大楼的证明,每证须交 30 元之保证金,大楼管理处收取每证10 元之工本费。临时出入证之遗失,贵户或装修公司应立即向大楼管理处据

45、详见有偿服务收费标准。 维修费将在次月的管理费单中体现,用户须在缴交管理费时一同支付。8. 办公楼用户办理代锁、开锁的程序倘若管理处职员发现有用户因疏忽而忘记锁门时, 管理处保安部将通知用户非 办公时间联络人回来锁门,并派专人在门外看守直至其到达。若获知用户因故不 能回综合大楼,保安部将派人代为上锁。第一次代为锁门,用户须出示有效证明后,管理公司方可开锁,并给予口头劝戒。 第二次代为锁门,用户须出具有效证明后,管理公司方可开锁,并给予书面劝戒。 第三次起,用户凭管理公司发的关于下班后锁好大门的通知 到管理公司交纳 200元服务费后,管理公司方可开锁。9. 空调服务及程序10. 1综合大楼各区域
