9、，乙方须负责修理或赔偿。Tokeeptheinteriorofthesaidpremisesandfurniture,fixturesandfittingsprovidedbyPartyAinconditionofnormalusethroughoutthetenancy,ifanydamagesmadebyanyabnormaluse,PartyBisresponsiblefortherepairorreimbursement.6、乙方不得拒绝甲方派谴之人员，在适当时间入屋检视该单位近况或进行任何修理工程。PartyBshallpermitPartyAanditsagentswithorwi

10、thoutworkmenorothersandwithorwithoutappliancesatallreasonabletimestoenteruponthesaidpremisesandtoviewtheconditionthereofandtotakeinventoriesofthefixturesthereinandtocarryoutanyrepairstothepremiseswhichPartyAconsidersnecessaryorpropertobedone.7、当租约期满或终止前X个月，甲方有权在不骚扰原则下,张贴招租告示于该单位外,乙方亦应准许甲方/代理人在合理时间内，

11、带同新租客进入该物业视察。DuringtheXmonthimmediatelyprecedingthedeterminationofthesaidtermoftenancy,PartyAshallbeatlibertytoaffixandretainwithoutinterferenceormolestationonthedoorortheexternalpartsofthesaidpremisesanoticeforlettingthesaidpremisesandthePartyBshallpermitandallowallpersonswithwrittenororalauthority

12、frompartyAoritsagentoragentsatallreasonablehoursofthedaytoviewthesaidpremisesoranypartorpartthereof.8、租约期满，乙方如需延长租约，须在租约期满X个月前以书面方式通知甲方，经甲方同意，乙方可以新订租金和租约继续入住该物业。Xmonthwrittennoticebeforetheexpirationisrequiredforanytenancyrenewal;newtenancyagreementwillbegeneratedundertheconsentofbothparties.9、乙方须自行

13、投买风灾,水灾,火灾,盗窃,意外保障等等,乙方如在该单位内有任何损失,甲方不负任何责任。PartyBshallhimselfcoverinsuranceforhisownbelongingsagainstTyphoon,Depression,Storm,Flood,Fire,Theft,Accidents,etc.inrelationtothisTenancy.PartyAshallnotberesponsibleforanydamageorlossunderallcircumstances.10、乙方不得于单位内制造或容许制造噪音,异味或任何滋扰邻居或业主安宁之举动,其中包括拖欠租金。经警告

14、后仍未有所改善,甲方有权终止租约。PartyBshallnotpermitanynoiseorallowanymusictobeproducedinthepremisessoastogivecauseforreasonablecomplaintfromtheoccupantsofneighboringpremises,otherwise,PartyAhastherighttoterminatethetenancyimmediatelyifcasecontinuedafteradvised.11、12、甲方须承担该物业的房产税、土地使用税。PartyAshallpayallpropertytax

29、rtyA.第五条：其它费用OtherCharges：1、乙方的租金已经包括租赁期内的水，电，煤气，电视，网络，等一切费用。2、乙方所用电话，按电信局标准收费，每月根据实际用量结算，乙方按单缴付。AlltelephonechargesshallbepaidbyPartyBandbasedontheactualusageaccordingtotheTelecommunicationBureaustandardtariffsonreceiptofthebills.3、甲方承担在租赁期内的物业管理费，供暖费。Duringtheperiodoftenancy,PartyAshallpayproperty

32、timelyservicetoPartyB,suchassupplyofcoldwater,hotwater,electricityandensurethepropermaintenanceofallkindsofequipment.PartyAshallberesponsibleforallnormalmaintenanceoftheleasedpropertyandequipmentduringthetermlease,andPartyAshallbearallmaintenancecharges.3、甲方应对甲方的固定设施，包括该物业的结构、屋顶、管道、设施、排污、管道和缆线（包括电力及

33、电话）等进行维护，使之处于完好状态；如果对上述各项的造成的损坏或破坏，不是由乙方的疏忽或不良行为造成的，则甲方在收到乙方发出的通知后7天内修理或修缮该损坏处。TomaintainandkeepPartyAsfixtures,includingthestructure,roof,sanitaryandplumbingfacilities,drains,pipesandcables(includingelectricityandtelephone)ingoodconditions.PartyAshouldpromptlyrepairorremedyanydefectsthereinafterbei
